Apartment sale transactions in Gyeonggi and Incheon rose more than 30% from the same period last year. In particular, transactions in Guri, Gyeonggi Province, increased 265% in one year, the largest gain in the province.
On the 18th, according to real estate platform ZIGBANG CO., from January to April this year, apartment sale transactions in Gyeonggi and Incheon totaled 66,294, up about 33% from the same period a year earlier (50,013). ZIGBANG CO. said, "In October last year, as all of Seoul was additionally designated as a land transaction permit zone and conditions for transactions became more stringent in Seoul, unlike there, actual demand dispersed to Gyeonggi and Incheon," adding, "Sales transactions are increasing mainly in areas within Gyeonggi and Incheon that have transportation access and price affordability."
Within Gyeonggi Province, Guri surged 265% from a year earlier, the largest increase in transactions. Guri's transactions from January to April rose from 468 in 2025 to 1,708 in 2026. The increase is attributed to factors such as GTX, the push to extend Subway Line 6, and the rebuilding of aging complexes.
Dongtan District in Hwaseong (+136%), Giheung District in Yongin (+115%), and Manan District in Anyang (+92%) also showed notable increases. In Incheon, Seo District and Bupyeong District each rose 34%, and Yeonsu District climbed 24%, with the three districts leading transactions.
Meanwhile, Bundang District in Seongnam and Gwacheon, which were designated as land transaction permit zones in Gyeonggi Province, saw transactions fall 30% and 77%, respectively, over the same period. Bundang District declined from 1,811 to 1,274, and Gwacheon dropped from 374 to 86, the largest decreases in the province. Within land transaction permit zones, sales require permits for actual residence, and loan regulations have increased financing burdens, raising the barrier to entry for buyers and leading to fewer transactions.
Incheon's total transactions during the same period increased 16%, from 9,030 to 10,472. By district, Seo District (1,832→2,454, +34%) and Bupyeong District (1,381→1,856, +34%) posted the largest increases, followed by Yeonsu District (1,507→1,871, +24%). In contrast, areas such as Namdong District (-6%), Dong District (-11%), and Michuhol District (-1%) were similar to or slightly below last year, showing differences across the city.
