Hyundai Engineering said on the 18th that Hills State Guwol Art Park, being developed on the site of the former Lotte Department Store in Guwol-dong, Namdong-gu, Incheon, has begun its full subscription schedule.
The model home, which opened on the 15th, drew about 8,000 visitors over three days through the weekend. The complex will take special supply applications on the 18th, first-priority subscriptions on the 19th, and second-priority on the 20th. Winners will be announced on the 28th, and the contract period will run from June 9 to 11.
First-priority subscriptions are open to Incheon and greater Seoul area residents age 19 or older who have held a subscription savings account for at least 12 months and meet the region- and size-specific deposit requirements, regardless of whether they own dwellings. There are no repeat-winning restrictions or mandatory occupancy periods, and the resale restriction is one year from the announcement date of winners.
The payment terms consist of a 5% down payment, 60% in interim payments, and 35% at closing. The down payment applies a flat first installment of 10 million won.
A sales official said, "Interest was high in the ultra-high-rise landmark complex, the direct connection to Arts Center Station, and expectations for benefits from the GTX-B line," adding, "Satisfaction was also high with the curtain-wall-look exterior, the 4-bay plate-type layout, and interior designs that maximize space efficiency."
The complex is a station-area development directly connected to Arts Center Station on Incheon Line 1. GTX-B will stop at City Hall Station, and once it opens, it is expected to take 20 to 30 minutes to reach major business districts in Seoul such as Yeouido and Seoul Station.
It also has living infrastructure. Lotte Department Store Incheon, Guwol-dong Rodeo Street, and Gachon University Gil Medical Center are nearby, and a commercial facility of about 6,337 pyeong is planned within the complex. The approximately 350,000-square-meter Central Park, Seunghak Mountain, and Incheon Aeteul are also close, drawing positive reviews for a pleasant residential environment.
The complex features a curtain-wall-look specialized exterior, a south-facing orientation, and a 4-bay plate-type layout for all units. With few exceptions, a cross-ventilation design has been introduced, and storage-focused designs such as an entryway storage room, pantry, dressing room, powder room, and utility room have also been applied.
Community facilities such as a fitness center, GX room, clubhouse, and kids' lounge, as well as a health garden, pocket garden, and children's playground, are also planned. Advanced systems such as the Hills State integrated parking management system and the Hi-oT service will be introduced.
Hills State Guwol Art Park will consist of four buildings from six basement levels to up to 39 above-ground floors, with exclusive areas of 84 and 101 square meters, totaling 496 households in Guwol-dong, Namdong-gu, Incheon. Move-ins are scheduled for Oct. 2030.
