Yeokgok District Houstory, which has a location adjacent to Seoul and strong transit access, will begin its main subscription in Jun. The complex is being supplied as a Newlywed Hope Town to stabilize housing for newlyweds and single-parent families, and it also comes with the price cap system and long-term, low-interest financial support, drawing continued interest from end users.
According to the industry on the 18th, Yeokgok District Houstory is Namkwang Engineering & Construction's first private-participation public housing project. It will rise in A-2BL of the Bucheon Yeokgok District in Bucheon, Gyeonggi Province, with 1 underground level to up to 25 above-ground floors and a total of 1,464 households. Of these, 976 households are for public sale. The exclusive area is a single 55㎡ size and will be offered in a total of six types. Starting with an announcement of the invitation in Jun., the project is set to enter the full-fledged subscription schedule.
The Bucheon Yeokgok District, where the complex is being built, stands out as a public housing district where new apartments and infrastructure are created together, unlike the Bucheon and Bupyeong areas, which are dense with old residential neighborhoods. In particular, it has a location adjacent to Seoul's living sphere and is well equipped with transit networks, living infrastructure, and natural surroundings, drawing strong interest from newlywed end users.
Transit conditions are also cited as a strength. The complex enjoys a double-station location served by Kkachiu l Station on Seoul Subway Line 7 and Yeokgok Station on Line 1. It offers access to major business districts such as Gasan Digital Complex, Gangnam, and Yeouido, making it a residential area with good job-housing proximity. The Gyeongin Expressway and National Route 46 are also nearby, enabling easy travel across the greater Seoul area. Expectations are also rising for indirect benefits from the planned GTX-B line at Bucheon Sports Complex Station.
It also offers pleasant natural surroundings. The complex sits in a forest-adjacent area with Wonmi Mountain, Chundeok Mountain, Seryun Mountain, and Meolmi Mountain nearby, and the district includes plans for green spaces such as neighborhood parks and a detention basin. Bucheon Natural Ecological Park and Mureungdowon Arboretum are also close, allowing for nature-friendly living in the city.
The education environment is strong as well. A kindergarten and an elementary school site are planned right in front of the complex, creating an environment where children can walk to school. Existing school districts such as Yeokgok Elementary School, Yeokgok Middle School, and Yeokgok High School are also adjacent. The Catholic University of Korea's Songsim Campus is nearby, adding to the favorable education conditions.
Living infrastructure is abundant. In addition to the planned neighborhood living facilities in front of the complex, residents can use existing commercial areas such as Homeplus Co. and Yeokgok Sang-sang Market, and enjoy amenities around Kkachiul Station and Yeokgok Station. Access to medical, cultural, and leisure facilities such as Bucheon St. Mary's Hospital, CGV, and Bucheon Sports Complex is also excellent.
The complex strengthens child-friendly design in line with the characteristics of a Newlywed Hope Town. Plans include child care–focused community facilities such as a daycare center, an indoor playground, a shared parenting room, and a kids station. Landscaping and safe pedestrian routes within the complex have also been applied, which the developer said has increased residential satisfaction for households with young children.
Although it is a public-sale complex, the community facilities take advantage of the strengths of a private-participation project. A top-floor sky lounge, a multipurpose indoor gym, and a guesthouse are planned. The community is designed so residents can enjoy leisure, exercise, and relaxation together.
Financial benefits are also offered. The complex will be subject to the price cap system, which is expected to make it price-competitive compared with newly built complexes nearby. Loans of up to 400 million won are available for up to 30 years at a fixed annual rate of 1.3%, and buyers can also receive benefits such as no DSR application and an LTV of 70%.
Eligible applicants include newlyweds and engaged couples who are members of a homeless household and have been married for seven years or less or have children age 6 or under, as well as single-parent families with children age 6 or under.
A sales official said, "Yeokgok District Houstory is a complex in a location adjacent to Seoul that offers specialized community facilities and product appeal rarely seen in existing Newlywed Hope Towns," adding, "It allows residents to enjoy living infrastructure, natural surroundings, and transit conditions all together, drawing strong interest from end users."
Meanwhile, the Yeokgok District Houstory model home will be set up at 529-38, Sang-dong, Wonmi-gu, Bucheon, Gyeonggi Province, and is scheduled to open in Jun.
