Daechi Seonkyung Apartment in Daechi-dong, Gangnam-gu, Seoul, will be reborn as a complex with up to 49 stories and 1,571 households.
The Seoul city government said on the 15th that it held the 7th Urban Planning Committee meeting on the 14th and approved with amendments the "Reconstruction maintenance plan decision for Seonkyung Apartment in Daechi-dong."
Daechi Seonkyung Apartment is an aging complex completed in 1983. Through this maintenance plan, it will be transformed into a complex with up to 49 stories and 1,571 households (231 public rental units) that leverages its riverside location along Yangjaecheon.
A linear cultural park will be created near Daechi Elementary School on the southwest side of the complex. Near the park, open community facilities such as a small library, a daycare center, and a community care center will also be built. A 36,000㎥ retention basin will be installed beneath the cultural park. The Seoul city government plans to use this to reduce flood damage around Daechi Station.
On the east side of the complex along Samsung-ro, pedestrian space and open green areas that residents can use freely will be established.
The proposal to amend the public reconstruction maintenance zone and maintenance plan for the Shinbanpo 7th Apartment and the landscape review was also approved with amendments. Through this reconstruction, Shinbanpo 7th Apartment will expand from the existing 320 households to a total of 965 households (117 public pre-sale units, 185 public rental units).
The plan is to supply cultural facilities such as a library and social welfare facilities such as senior leisure welfare facilities and a day care center through contributed acceptance. The reconstruction of Shinbanpo 7th Apartment is being pursued with the goal of occupancy in 2033 after going through procedures including project implementation approval next year and groundbreaking in 2029.
The Seoul city government also approved with amendments the plan to establish the reconstruction maintenance plan for the Ichon 1 District in Ichon-dong, Yongsan-gu. Ichon 1 District was designated as a maintenance planned zone in 2006, but the project was delayed for 20 years due to reasons such as lack of profitability. However, with passage by the Urban Planning Committee this time, Ichon 1 District will be reconstructed into an apartment complex with up to 49 stories and 806 households.
In connection with the planned Yongsan International Business District to be built nearby, walkways will be opened, and a sky community with views of the Han River will also be created as a public open space.
A Seoul city official said, "We will improve the residential environment of Ichon 1 District, which has connectivity with the Yongsan International Business District and the Han River, and breathe vitality into the Seobu Ichon-dong area."
