A 38-story above-ground mixed-use facility will be built on the Kolon Spo-REX site in Seocho-dong, Seocho-gu, Seoul.
The Seoul Metropolitan Government said on the 14th that it approved with amendments the "Seocho-ro district unit plan and special planning zone ⑤ detailed development plan change proposal" at the 8th Urban and Architecture Joint Committee on the 13th.
The site is the Kolon Spo-REX property around 1324-2 Seocho-dong, where facilities for offices, retail, sports, and neighborhood living will be created from six basement levels to 38 above-ground floors. Completion is targeted for 2032. Public contributions total about 66.3 billion won.
The designation of the district unit planning zone and the district unit plan decision for the long-term jeonse housing near Naebang Station in Seocho-gu were also approved with amendments. The plan centers on building a 29-story, 185-unit apartment complex around 941-21 Bangbae-dong. Of these, 61 units will be supplied as long-term jeonse housing, and 50% will be offered as "Mirinae Home" units for newlyweds.
The area around 936-9 Bangbae-dong, Seocho-gu, was designated as a station area revitalization project district unit planning zone. Under the plan, a mixed-use complex for offices and neighborhood living will be built with seven basement levels and 16 above-ground floors.
A 28-story mixed-use complex will rise near Samseong Station in Gangnam-gu, Seoul. The site sits between Exit 7 of Samseong Station and the Hyundai Motor Group Global Business Complex (GBC), and will include office and neighborhood living facilities with nine basement levels and 28 above-ground floors.
The change to the Dangsan district center district unit plan and the detailed development plan for special planning zone ②, related to a mixed residential facility across 158 Yangpyeong-dong 4-ga in Yeongdeungpo-gu near Dangsan Station, were also approved with amendments. Located along Seonyu-ro at the south end of Yanghwa Bridge, the site was selected in the urban and architectural design innovation project competition and will feature a 42-story building with 232 apartment units, a shopping arcade, and a public swimming pool.
An innovative high-rise design plan will foster an attractive urban landscape, and terrace-style "layered green spaces" on floors 1 to 5 will be opened to the public. As a public contribution facility, a 3,600-square-meter sports center with a swimming pool and gym will be built, and a hub-type Child Care Center will be installed to provide play therapy, culture and arts programs, and gap care services for elementary school students after school.
