A 29-story residential complex with 1,906 households will be built around Jeungsan Station and Saejeol Station on Subway Line 6 in Eunpyeong-gu, Seoul.
The Seoul city government said on the 8th that it held the "8th Integrated Deliberation Committee on Maintenance Projects" on the 7th and conditionally approved the integrated deliberation for the "Jeungsan District 5 residential redevelopment maintenance project."
Jeungsan District 5, cited as a representative area of old dwellings concentration in Eunpyeong-gu, will be reborn as an apartment complex with a maximum of 29 stories, 21 buildings, and 1,906 households (325 public rental households) after development.
Jeungsan District 5 received management disposition approval in 2023 and has completed relocation. This integrated deliberation is a procedure to change the previously established project plan. Reflecting the Seoul city policy to ease the standard floor area ratio, the ratio was raised by an additional 10%, and the final total was set at 1,906 households, 131 more than planned.
When the Jeungsan District 5 project is completed, the supply of about 12,000 dwellings in the Susaek-Jeungsan district will be wrapped up. The Susaek-Jeungsan redevelopment promotion district is a large-scale New Town project site in northwestern Seoul.
In addition, a view corridor connecting from Bulgwangcheon toward Bongsan will be secured, and Yeonseo Middle School within the project area will be newly built. To secure daylight rights, the buildings near the school were planned with lower heights.
The city also said that, at this deliberation committee, it integrated and passed the agenda for changes to the maintenance plan and reviews on architecture, landscape, and traffic to implement the "Susong District 1-2 urban maintenance-type redevelopment project" at 146-12 Susong-dong, Jongno-gu.
The site of the Daerim Building in Susong-dong, Jongno-gu, Seoul, more than 50 years after completion, will be reborn as a large-scale office facility connected underground to Gwanghwamun Station on Line 5 and the KT Gwanghwamun Building. It is planned with a floor area ratio of 932.74%, a total floor area of 51,514.24 square meters, and a height of 90 meters.
