Sanggae Boram Apartment, completed 38 years ago, will be reborn as a mega complex with 4,483 households.
The Seoul city government said on the 7th that the Subcommittee on Delegated Authority for the 6th Urban Planning Committee, including the Rapid Integrated Planning redevelopment projects held on the 6th, approved with modifications the reconstruction plan for Sanggae Boram Apartment.
Sanggae Boram Apartment, completed in 1988, is an aging complex 38 years past completion. The site is within walking distance of Nowon Station on Subway Lines 4 and 7, Madeul Station on Line 7, and Sanggae Station on Line 4, and is also connected to major arterial roads such as the Dongbu Arterial Road and Dongil-ro, offering convenient regional mobility.
The maintenance plan applies eased allowable floor area ratio under the "2030 Urban and Residential Environment Maintenance Master Plan" and a business feasibility correction coefficient of 1.8. As a result, business feasibility is greatly improved, and up to 4,483 households (323 public housing units) will be supplied with a floor area ratio of 300% or less and up to 45 stories. This is the largest scale in the Sanggae-dong area.
Myeongil Useong Apartment in Gangdong District will be reconstructed from the existing 572 units into a residential complex with up to 49 stories and 997 households (130 public housing units).
Myeongil Useong Apartment is an aging multifamily housing complex completed in 1986. The maintenance plan focuses on creating an east–west pedestrian axis through the center of the complex to improve school routes to Myeongwon Elementary School and enhance students' mobility. A pedestrian network connected to Goduk Station on Subway Line 9, scheduled to open in 2028, has been established to improve access to public transportation.
The city said the reconstruction projects across the Myeongil-dong area are entering the final stage. The Goduk Jugong Complex 9 and Myeongil Hanyang Apartment are also slated to be designated as maintenance zones, and including the already designated Goduk Hyundai Apartment and Myeongil Shindonga Apartment, supply of about 5,900 units is being pursued across five complexes in Myeongil-dong.
The area around 227-147 Jayang 3-dong will be transformed into an apartment complex with up to 49 stories and a total of 1,030 households (204 rental housing units). Under the rapid integrated planning, the zoning was raised from Type 2 General Residential to Type 3 General Residential, and business feasibility was improved by applying the existing floor area ratio and a business feasibility correction coefficient (1.04).
The area around 130 Mia-dong will be changed to up to 35 stories with 1,730 households (261 public housing units). The existing Type 1 and Type 2 (7-story) General Residential zones will be upgraded and integrated into a Type 2 General Residential zone, and by applying a business feasibility correction coefficient of 1.8, the allowable floor area ratio was significantly eased from 209% to 245%.
