The Seoul city government said on the 30th it conditionally approved the "Moahousing project implementation plan (draft)" for two aging low-rise residential areas in Seongbuk District and Seocho District after holding the sixth small-scale housing maintenance integrated review subcommittee on the 29th.
Around 54 Anam-dong 3-ga in Seongbuk District, an existing low-rise residential area of 60 households will be transformed into 131 households in three buildings, 2 floors underground and 15 floors above ground (including 14 rental units). For the site, the floor area ratio and height limits were eased by applying Moahousing review standards such as construction of public rental housing, zero-energy building certification, and installation of new sidewalks.
On an existing road where pedestrian and vehicle routes were not separated, a 2-meter-wide pedestrian path will be created using open space within the lot to improve the walking environment for nearby residents.
Bangbae Daewoo Apartment at 562-1 Bangbae-dong in Seocho District is an apartment complex with 100% aging. The existing 95-household complex will be rebuilt through this project into 143 households in three buildings, 5 floors underground and 20 floors above ground. In this area as well, floor limits within a type-2 general residential zone, zero-energy building certification, and new maintenance infrastructure roads were applied under the Moahousing review standards, easing floor area ratio and height limits. Considering the area's characteristic location between Banghyeon Elementary School and Dongdeok Girls' Middle and High School, a school route will be created within the complex.
