Sillim District 4 in Gwanak-gu, Seoul, will be reborn through the expedited integrated planning as a residential complex with up to 32 stories and 992 households. The Sillim redevelopment promotion district (New Town) is expected to be completed for the first time in 20 years.

The Seoul Metropolitan Government said on the 26th that it finalized the expedited integrated planning for the area around 306 Sillim-dong in Gwanak-gu.

Since being designated as the Sillim redevelopment promotion district in 2006, Sillim District 4 carried out residential environment improvement projects from 2016 to 2023, including road paving, construction of a community center, installation of closed-circuit (CC) TV, and creation of murals, but there were limits to fundamentally improving the residential environment.

In response, the city prepared a development plan centered on the principles of a complex where the greenery of Gwanaksan Mountain and the vitality of the city coexist, the creation of a three-dimensional living space that harmonizes with the surroundings, and a community enjoyed together with local residents.

The land-use zoning of the site, currently a Type 1 and Type 2 general residential area, will be raised to a Type 2 general residential area. The floor area ratio will be 280% or less. Mid- to low-rise buildings of 10 to 15 stories will be arranged along the school side, and high-rise apartments of around 32 stories will be placed in the center of the complex.

A view-specialized building overlooking Gwanaksan Mountain Neighborhood Park and terrace houses utilizing the terrain's elevation differences are also planned.

In addition, the city will create parks and walkways connecting the foot of Gwanaksan Mountain and Dorimcheon. Along Hoam-ro, it will expand various resident convenience facilities such as a day care center, a lifelong education center for people with developmental disabilities, youth facilities, a public library, and a performance hall. It will also create shared community facilities that strengthen education and care functions, including after-school classrooms and day care centers.

The city will proceed with the resident inspection process and push the project with the goal of designating the maintenance zone within the year.

An Dae-hee, head of the Urban Space Headquarters at the Seoul Metropolitan Government, said, "The completion of the Sillim redevelopment promotion district will go beyond simply creating a residential area and become a turning point that redraws the map of southwestern Seoul."
