Along Gangdong-daero in Gangdong District, Seoul, the maximum building height will be eased to 100 meters and the floor area ratio will be raised.
The Seoul Metropolitan Government said on the 23rd that at the 7th Joint Urban and Architecture Committee on the 22nd, it approved with amendments the "district unit planning area and plan decision for areas around Gangdong-daero."
The site covers about 380,000 square meters around 451 Seongnae-dong and sits on an axis that links Jamsil with Cheonho and Gildong. The city found inefficiencies because the existing district unit plan had split the site into two district unit plans, so it integrated the two zones into one and overhauled the district unit plan.
Accordingly, along Gangdong-daero the maximum height will be eased from 80 meters to 100 meters, and along Olympic-ro from 60 meters to 70 meters. The standard floor area ratio for Type 2 general residential areas was raised from 180% to 200%, and for Type 3 general residential areas from 230% to 250%.
The Seoul Metropolitan Government expects the overhaul to revitalize commercial areas and expand living infrastructure, strengthening the core functions of southern Gangdong. Ahn Dae-hee, head of the Urban Space Headquarters at the Seoul Metropolitan Government, said, "A foundation has been laid for the Seongnae-dong area to grow into a central district representing Gangdong."
