A 5,900-unit large complex will be built in Jangwi districts 13-1 and 2 in Seongbuk-gu, Seoul.
The Seoul city government said on the 22nd that it finalized the rapid integrated planning for areas around 219-90 Jangwi-dong and 224-12 Jangwi-dong.
Jangwi district 13 was designated a redevelopment promotion district in 2006, but after the designation was lifted in 2014, it was designated the following year as an urban regeneration activation area focused on expanding living infrastructure. While environmental improvements such as the expansion of public facilities were made, there were limits to fundamental improvements in the residential environment.
Through the rapid integrated planning, the project will receive incentives including a 30% relaxation of the base floor area ratio and application of 1.2 times the legal maximum floor area ratio, and will be developed into a residential complex with a 300% floor area ratio, up to 39 stories, and around 5,900 units.
The city incorporated into the draft three principles that leverage the site's proximity to Bukseoul Dream Forest and Odong Neighborhood Park: completing green space, pedestrian, and transportation systems; creating a harmonious urban landscape; and building everyday spaces that serve as local hubs.
A green axis connecting Bukseoul Dream Forest and Odong Neighborhood Park will be created, and a park will be built along the boundary of Jangwi districts 13-1 and 2. New green space and a children's park will be added along Jangwol-ro. Walkways will also be created along the green axis. A new road will be opened along the boundary between districts 13-1 and 2, and Jangwi-ro and Dolgoji-ro, where traffic had been concentrated, will be widened.
Seongbuk-gu plans to proceed with the proposal process, including a public viewing for residents and collecting opinions. The goal is to designate the maintenance district within the year.
