Only 20% of the jeonse deposit is required to live in non-apartment dwellings under the "jeonse-rental type Ddeundun Housing," with 4,200 units to be supplied.
Korea Land & Housing Corporation (LH) said on Apr. 21 that starting on the 21st it will begin recruiting first- and second-priority tenants for "jeonse-rental type Ddeundun Housing," targeting households with newborns, households with multiple children, and (prospective) newlyweds.
Jeonse-rental type Ddeundun Housing is a type of jeonse rental dwelling designed to allow tenants to live with peace of mind in non-apartment dwellings such as villas, multi-family homes, and urban studio dwellings.
Under the jeonse rental dwelling program, if an eligible applicant finds a dwelling to live in within the support limit, LH signs a jeonse contract with the dwelling owner and then re-rents it to the applicant at a low cost. This protects the tenant's deposit and provides a stable residential environment.
LH will supply a total of 4,200 jeonse-rental type Ddeundun Housing units nationwide. The Seoul metropolitan area will get 1,940 units and other regions 2,260 units. If, as of the announcement date (Apr. 21), the applicant meets the requirements as a member of a homeless household within the priority categories, they may reside for up to eight years regardless of income or asset.
This announcement targets first priority (households with newborns, households with multiple children) and second priority (newlyweds).
Jeonse deposits are supported up to 200 million won in the Seoul metropolitan area, 120 million won in metropolitan cities, and 90 million won in other regions, and tenants pay 20% of the jeonse deposit within the support limit plus a monthly rent on the supported amount (annual interest rate of about 1.2%–2.2%). For a jeonse rental dwelling of 200 million won in the Seoul metropolitan area, the tenant's share is 40 million won. LH covers the remaining 160 million won.
Applications can be submitted for five days from May 4 to 8. After the eligibility verification process is completed, tenants can move in.
If applications exceed the number of units, selection is made according to priority, and if there is competition within a priority, tenants are chosen by random draw.
