The Shinbanpo 2nd Apartments in Jamwon-dong, Seocho District, Seoul, will be transformed into a 48-story complex with 2,056 households.
The Seoul city government said on the 17th that it held the 7th integrated deliberation committee for maintenance projects on the 16th and conditionally approved deliberation on the dwellings reconstruction maintenance project for the Shinbanpo 2nd Apartments in the area of 73 Jamwon-dong, Seocho District.
The site will be developed into a residential complex with a floor area ratio of 299.98% and a maximum height of 170 meters. To leverage the characteristics of its location along the Han River and create a three-dimensional waterfront landscape, the city designated the site as a "special architectural zone." Taking into account the Han River to the north of the project site and Banpo Hangang Park, the plan ensures ample openness and secured view corridors.
Inside the complex, a public pedestrian passage will be installed to enhance public accessibility so that anyone can pass through the complex to the Han River. As waterfront-specialized public open facilities, an art and book lounge, a gallery cafe, and neighborhood living facilities available to local residents will be added. Public open facilities such as a senior center, a daycare center, and a small library have been arranged, and through contributed acceptance, public facilities such as a police substation and a father center will be built.
An integrated deliberation plan for the reconstruction project of the Seochopromotion Apartments around 1315 Seocho-dong, Seocho District, was also conditionally approved. Located in a prime transit-oriented site between Gangnam Station and Seoul National University of Education Station in Seocho-dong, Seocho District, the complex will be transformed into a mixed-use residential complex with up to 58 stories and 867 households.
The lower floors will house retail and office facilities, with residences above, featuring an urban-type development that combines residential and urban functions. Through publicly accessible open space and pedestrian circulation, the plan consolidates surrounding green spaces and streets, and builds a pedestrian network linked to the Gyeongbu Expressway green axis.
To revitalize the streetscape along Seocho-daero, retail and office facilities will be placed on the lower floors and residential spaces above to improve access to everyday infrastructure. In connection with the retail facilities, publicly accessible open spaces will be created to form continuous green and pedestrian spaces within the urban area.
An integrated deliberation for the reconstruction maintenance project of the Daerim Garak Apartments at 217 Bangi-dong, Songpa District, was also conditionally approved. Daerim Garak Apartments, an aging multifamily housing complex completed in 1985, will be reborn as a new apartment complex expanding from six 15-story buildings with 480 households to eight buildings with up to 35 stories and 866 households, including 121 public rental units.
Under the integrated deliberation plan, a public pedestrian passage (a total of 8 meters) integrated with the Hanyang 3rd Apartments on the southwest side of the site will be created, which is expected to improve commuting convenience for students of Bangsan Elementary, Middle and High Schools nearby and enhance the public pedestrian environment. Along Exit 3 of Bangi Station on Subway Line 5, linear neighborhood living facilities will be arranged to promote the activation of the local pedestrian living-area commercial district.
A public parking lot will be created to resolve parking shortages in nearby low-rise residential areas and shopping districts, and a childcare facility will be added to reduce care gaps for Bangsan Elementary students and provide a safe childcare environment. A youth training facility will also be built.
