Samsung C&T's construction division (hereafter Samsung C&T) has moved to bid for the integrated reconstruction project of Shinbanpo 19 and 25. The goal is to turn Shinbanpo 19 and 25, considered a prime location even within the Jamwon district, into a new landmark on the Han River while creating another symbolic Raemian town.
First, Samsung C&T, in collaboration with U.S.-based global design firm SMDP, proposed a landmark tower with a maximum height of 180 meters in Banpo, and maximized the complex's comfort by securing a themed plaza of about 5,900.6 square meters (about 1,800 pyeong) and an open visual corridor to the exterior in all four directions through an optimal layout of six buildings that minimizes interference between buildings.
Samsung C&T also leveraged the advantage of the complex's proximity to the Han River to propose a design that allows all 446 association members to have a river view, and it is introducing a new "Swivel floor plan" residential design that lets residents choose their preferred orientation. The Swivel floor plan is a customized design that allows residents to choose either a Han River view or southern exposure depending on their lifestyle, a new-concept view-specialized layout that enables switching the positions of the living room and kitchen.
While residents of conventional apartments with uniform structures could not choose view and daylight orientations, Samsung C&T, through this innovative design, has completed an evolved residential space that surpasses the limits of existing apartments.
Samsung C&T also prepared a proposal to carry out every step of the Shinbanpo 19 and 25 reconstruction, from selection of the builder to move-in, swiftly and stably. In particular, by fully complying with legal reviews and deliberation conditions related to the project, it secured both business feasibility and symbolic value based on a proven design with no delays.
The Shinbanpo 19 and 25 reconstruction project integrates Shinbanpo 19 and 25, Hanshin Jinil Villat, and Jamwon CJ Village into a single complex. Because the interests of the complexes differ, disputes could become a major obstacle to progress. Accordingly, Samsung C&T closely analyzed the differing conditions of the four complexes and proposed a symmetrical master plan. With two landmark towers at 180 meters, and a balanced arrangement of floor area ratio, presale area, and proportion of rental units, the plan is designed to enable rapid progress without disputes among complexes going forward.
Samsung C&T proposed "Raemian IL LUCERA" as the new complex name. It is a compound of the Italian definite article "IL," meaning unique, and "LUCE," meaning light, and it embodies the brilliant "ERA" of the Shinbanpo 19 and 25 reconstruction as it is reborn as a new landmark in the Banpo area.
