Hagye Jangmi Apartment (Hagye Jangmi Complex 6) in Hagye-dong, Nowon-gu, Seoul, is accelerating its project after meeting the 50% consent rate required to form a preparatory committee for establishing a reconstruction association, the first step in redevelopment.
According to the real estate industry on the 16th, the preliminary preparatory committee for establishing a reconstruction association for Hagye Jangmi Apartment said it has collected consent forms from residents to form the preparatory committee for establishing the association since on the 2nd, reaching about a 55% consent rate as of the previous day. The consent form also counts as consent to establish the association, which can shorten the procedure to establish the association.
The preliminary preparatory committee plans to collect consent forms with the goal of meeting the 70% consent requirement for establishing the association, in order to omit a separate consent process for association establishment.
A representative of the preliminary preparatory committee for establishing the Hagye Jangmi reconstruction association said, "Starting this month, we introduced electronic consent for forming the preparatory committee to establish the Hagye Jangmi Apartment reconstruction association," adding, "Including written and electronic consent forms, the current total consent rate has exceeded 50%."
Completed in 1989 and marking its 37th year of occupancy this year, Hagye Jangmi Apartment currently consists of 15 buildings with a maximum of 15 floors and a total of 1,880 households. Through reconstruction, it is expected to be transformed into a complex with up to 59 floors and 2,550 households.
The complex has a prime location directly connected to Hagye Station on Seoul Subway Line 7, and sits at the center of a double-station area intersecting with the planned Dongbuk Line, drawing attention as a key site for reconstruction in Nowon-gu.
Under the Nowon-gu Sang/Middle/Lower Hagye district unit plan notice, Hagye Jangmi is one of 19 sites designated as a "complex maintenance zone" among more than 80 complexes in Nowon-gu that are over 30 years old.
When designated as a complex maintenance zone, an upgrade in zoning is possible from a type 3 residential area to a quasi-residential area. This enables the pursuit of supertall designs up to 59 floors.
Together with Seoul Won iPark in nearby Wolgye-dong and Mi-seong, Mi-ryung, and Samho (Mimi-sam), which are undergoing reconstruction, it meets the requirements to become a supertall landmark complex that will reshape the skyline of northern Seoul.
Kim Je-hyeon, head of the preliminary preparatory committee for establishing the Hagye Jangmi reconstruction association, said, "We plan to apply for approval of the preparatory committee to Nowon-gu in May, obtain designation of the maintenance zone by the end of this year, establish the association in the first half of next year, and select a construction company in the second half of next year."
