DA Group Engineering Comprehensive Architects Office (hereinafter DA Architecture) said on the 14th it will seek to secure the design rights for the reconstruction of Mok-dong Complex 2 in Yangcheon-gu, Seoul.
Mok-dong Complex 2 is a trust-based reconstruction project led by Hana Asset Trust as the developer. The plan is to replace the existing 1,640 households with a complex of 3 underground floors to 49 above-ground floors, totaling 3,389 households, along with neighborhood living facilities.
Bidders for the design can submit promotional videos by the 14th, and the final designer will be decided at a general meeting of owners on the 26th. DA Architecture, participating in a consortium with Samha Architects, submitted a promotional video outlining the design criteria. The Now Dongin–Heerim consortium also submitted a proposal.
By using a three-sided open design and applying terraces to all units, the plan maximizes service areas and, through an innovative floor plan, increases usable space by up to 1.9 times. With penthouse-level residential space across a total of 264 units, the focus is on meeting demand from high-end buyers.
With a ceiling height of 3.05 meters, among the highest in the Mok-dong area, residents can enjoy a hotel-like sense of openness. Compared with the maintenance plan, the number of residential buildings is sharply reduced to a minimum arrangement of 10 buildings, achieving 100% south-facing orientation and 100% natural views (cross-ventilation design) for all units.
A grand park the size of 17 soccer fields (37,000 pyeong) connecting Yongwangsan and Paris Park, a 5.5-kilometer circular walking trail, and gardens with six themes will be designed like a front yard. To protect the privacy of lower-floor units, a large lobby up to 13 meters high will be introduced using a piloti method.
Dedicated elevators and dedicated storage for one unit per household, robot parcel delivery, freight-only elevators, and a waste transfer system (Care Hub) will add everyday convenience. In particular, AI (artificial intelligence) simulation verification will maximize units with Han River views to raise the complex's premium.
Parking with a smart system will be ample at 2.6 spaces per household. In addition, AI-based robotic parking, precisely protected EV charging zones against fire risks, and an automatic car wash system will be installed.
With a new high-end residential design, DA Architecture ranked No. 22 worldwide overall and No. 7 worldwide in the residential category in the 2024 World Architecture rankings. It previously won reconstruction projects for Apgujeong Zones 2 and 4 and Seongsu District 4. Samha Architects designed THE H CLAEST, the new flagship in Banpo, Seoul, and Seocho Gran Xi, maintaining the No. 1 track record in design across the three Gangnam districts.
Global design innovation group nbbj is also joining as a partner to raise the completeness of the design. Centered in Los Angeles, nbbj has showcased innovative spatial design at Samsung Life Insurance Hoam Art Hall and Hana Bank's Incheon headquarters.
A DA Architecture official said, "Mok-dong Complex 2 is the only site among the 14 complexes that embraces Yongwangsan, Paris Park, and the Han River," adding, "with a fast permitting strategy and high-end specialized design, we will maximize residents' asset value."
