Jeonnong District 12 in Dongdaemun District near Cheongnyangni Station will be reborn as a residential complex with 548 dwellings.
The Seoul Metropolitan Government said on the 14th that on the 13th it held the third Urban Regeneration Committee meeting and approved with amendments the "Cheongnyangni Regeneration Promotion District 3 Jeonnong District 12 redevelopment promotion plan change review (proposal)."
The site, where old houses are concentrated and roads are narrow, urgently needed improvement, but the project had stalled for a long time due to low profitability.
Accordingly, the city applied the "improvement plan for standards to establish redevelopment promotion plans" released in Jul. last year, easing the base floor area ratio by up to 30% and raising the legal cap to 1.2 times, among other measures to improve profitability.
As a result, the maximum floor area ratio was raised from 240% to 360%, and the supply of dwellings increased by 257, from 297 to 548 (including 134 public dwellings). The maximum height also rose from 30 stories to 45 stories.
Public infrastructure will also be strengthened. The sidewalk widths on Dapsimni-ro and Seoul Municipal University Road, previously 2.5–3 meters, will be expanded to 5–8 meters, and a small park will be created at the intersection.
A Seoul city official said, "Jeonnong District 12 is expected to contribute to improving the residential environment in the northeastern area and revitalizing the area around Cheongnyangni Station."
