A parking lot on an idle site near Gangnam Station in Seocho District, Seoul, will be developed into an office facility up to 20 stories tall.
The Seoul Metropolitan Government said on the 8th that it conditionally approved the "review agenda on whether infrastructure is sufficient for the area around 1307 Seocho-dong," after convening the Urban Architecture Joint Committee's delegated subcommittee on the 7th.
The committee reviewed whether infrastructure such as roads and sewers could accommodate a building plan that exceeds a 1,000% floor area ratio in a general commercial zone. As a result, five facilities—parking, water supply, sewer, electricity, and gas—were deemed sufficient. However, roads and parks/green spaces were found to need additional improvements, and the plan was approved on the condition that future expansion measures and a public open space plan be supplemented.
The site is currently an idle lot used as a parking lot. It sits in a commercial area near Gangnam Station on Subway Line 2 and the Shinbundang Line. Under the draft building plan, an office facility and neighborhood living facility will be built with 20 floors above ground and eight below. The lower floors will include commercial facilities and public open space to activate the streetscape, and floors three and above will be created as office space.
At least 30% of the public open space will be created as green space to supplement the shortage of parks and greenery in the city center, and eco-friendly elements such as renewable energy and zero energy building (ZEB) will also be introduced. Ahn Dae-hee, head of the Urban Space Headquarters at the Seoul Metropolitan Government, said, "It will help strengthen the role of the Seochoro district unit planning area as a central business district."
