The old residential area along Banghakcheon in Ssangmun-dong, Dobong-gu, Seoul, will be redeveloped into a complex of up to 35 stories with 1,030 households.
The Seoul Metropolitan Government said on the 7th that it finalized a fast-track integrated plan for a housing maintenance-type redevelopment project in area 26 of Ssangmun-dong.
The site is adjacent to Bukhansan Mountain and Dobongsan and borders Banghakcheon. A new station is planned to be built within walking distance with the extension of the Ui-Sinseol Line.
Based on these locational strengths, the Seoul Metropolitan Government decided to develop area 26 of Ssangmun-dong into a waterfront-centered living-zone complex. To that end, it set three principles: ▲ creation of a green waterfront living zone through consolidation of mountains and streams ▲ preparation of development conditions in response to changes in the surrounding city ▲ creation of a pleasant and convenient pedestrian-centered living environment.
Along Banghakcheon, a 15-meter-wide linear green space is planned, and nature-friendly stream maintenance linked to the Balbaddak Park, which will result from the reconstruction of the nearby Banghak Sindaea 1 Complex, will be promoted. It will be created as an integrated promenade that continues to the Dobongsan Dulle-gil. Currently, the Banghakcheon waterfront adjacent to the site is underused and poor, consisting of a retaining wall and a narrow 2-meter-wide walkway.
To minimize the burden on residents during the creation of the waterfront space, relevant departments of the Seoul Metropolitan Government and the district office established a cooperative system. If residents provide land as a public contribution, the public sector will directly carry out design and construction, implementing an efficient project model through public-private cooperation.
In response to changes such as nearby fast-track integrated plans and the Moa Town initiative, as well as the extension of the Ui-Sinseol Line, the zoning will be upgraded from a Category 2 general residential area (7 stories) to a Category 3 general residential area (floor area ratio 300%). In addition, by applying measures such as relaxing the base floor area ratio by 20%, the project's feasibility and momentum were secured.
The internal road system of the complex will be reorganized to strengthen the pedestrian-centered environment. The north-south road (Banghak-ro 7-gil), which has little vehicle traffic, will be converted into a public pedestrian passage to improve access to the waterfront space, and by increasing the efficiency of land use, a flexible, three-dimensional skyline of around 35 stories will be formed.
Waterfront-specialized community facilities will also be placed along the Banghakcheon waterfront space and at the complex boundary. Along the stream, a book cafe, indoor sports facilities, club rooms, and stand-type outdoor yards will be provided, and near the school route to the northern daycare center and Gain Elementary School, an all-ages care center will be placed to improve daily convenience.
The Seoul Metropolitan Government plans to swiftly proceed with related procedures such as resident inspection and opinion gathering in area 26 of Ssangmun-dong and aims to designate the zone within this year. With the confirmation of the fast-track integrated plan for the Ssangmun-dong 26 redevelopment, 170 out of 277 sites citywide have completed fast-track integrated planning.
