Seoul officetel sale prices rose for the 14th straight month.
According to data released by KB Real Estate on the 29th, this month's Seoul officetel price growth rate was 0.16%, widening from 0.06% in the previous month. Seoul officetel prices have been on the rise for 1 year and 2 months, from February last year through this month.
By size, medium-large officetels with exclusive areas over 60 square meters and up to 85 square meters recorded the highest price increase at 0.49%. They were followed by large units (over 85 square meters) at 0.45%, medium units (over 40 and up to 60 square meters) at 0.19%, and small units (over 30 and up to 40 square meters) at 0.05%. In contrast, the price of extra-small officetels with exclusive areas of 30 square meters or less fell 0.06%.
Nationwide and greater Seoul-area officetel sale prices each rose 0.05% this month. Officetel prices in Gyeonggi and Incheon fell 0.05% and 0.20%. In the five major metropolitan cities (Daejeon, Daegu, Busan, Gwangju, and Ulsan), officetel sale prices rose 0.02%.
This month, the average officetel sale price was 204.8 million won nationwide, 274.04 million won in the greater Seoul area, and 196.15 million won in the five major metropolitan cities. Seoul averaged 308.13 million won, Gyeonggi 264.57 million won, and Incheon 165.64 million won. The average jeonse deposit was 200.483 million won nationwide, 214.75 million won in the greater Seoul area, and 137.17 million won in the five major metropolitan cities.
The average officetel rental revenue yield was 5.48% nationwide, 5.32% in the greater Seoul area, and 6.53% in the five major metropolitan cities. Seoul was 4.89%, Incheon 6.39%, and Gyeonggi 5.52%.
