Samsung C&T's construction division (hereinafter Samsung C&T) said on the 23rd that it has moved to win the Daechi Ssangyong 1st reconstruction project.
The Daechi Ssangyong 1st reconstruction will remake the existing complex at 66 Daechi-dong, Gangnam-gu, Seoul—15 stories, five buildings, 630 households—into six buildings up to 49 stories with 999 households, and is the first project signaling the start of reconstruction in the Daechi-dong area.
Samsung C&T plans to create a signature complex representing the area through differentiated proposals, including an original exterior design and premium landscaping.
First, to propose the best design that maximizes the complex's future value, it joined hands with world-renowned architect Daniel Libeskind from Poland. Daniel Libeskind is a master of so-called "deconstructivist" architecture that breaks from static conventional methods to emphasize asymmetry and dynamism, and he designed the World Trade Center in New York and the Jewish Museum in Berlin, Germany.
The building exterior adds a dynamic curved pattern of overlapping circular lines that seem to rotate and rise along a vertical silhouette, creating a diverse facade that changes depending on the viewing angle.
The Spiral Shell, a view lounge linked to the Yangjaecheon waterside park, is a symbolic object of the complex, designed so that the entire complex becomes a single monumental work of art.
Through alternative design, the optimized layout allows all 690 association members to enjoy unobstructed views of Yangjaecheon, Tancheon, and Daemosan, the excellent natural environment around the complex, while also securing a central plaza of about 15,000㎡ (4,500 pyeong) to maximize comfort within the complex.
With about 13.2㎡ (4.0 pyeong) of community space per household, the complex will be among the largest in the Gangnam area, and top-tier integrated cultural facilities such as an aqua park, golf club, and dining cafeteria are planned.
In particular, a three-story sky community that highlights overwhelming views and openness will offer a panoramic view of Yangjaecheon, Tancheon, and the Han River, and will be created as a space where residents can enjoy everyday leisure.
In addition, in the underground space of each building, resident-only private community areas covering education, hobbies, and sports will serve as another point of differentiation.
The ceiling height inside each unit is planned at 2.82 meters, among the highest in Gangnam, to maximize openness and spatial perception. In addition, it will introduce various future housing technologies to enhance residents' quality of life, including: ▲ grade-1 floor noise reduction technology ▲ food waste and general waste transfer systems ▲ application of an AI parking management system.
Samsung C&T proposed "Raemian ReneAr Daechi (RAEMIAN ReneAr Daechi)" as the new complex name. It combines "Rene," meaning rebirth or regeneration in French, and "Ar," meaning art, to convey the meaning of "Daechi's newly born face and a singular, noble artistic complex."
Lim Cheol-jin, head of Samsung C&T's dwellings sales division, said, "Through a differentiated proposal that surpasses every standard of existing housing, we plan to create Daechi Ssangyong 1st into a representative residential complex of the Gangnam area," adding, "We will recreate it as a luxury complex that leads a new paradigm shift in Korea's apartments."
