A large apartment complex with up to 45 floors and 1,600 units will be built 300 meters behind Lotte Department Store at Mia Sageori Station in Seoul, within the station area.
The Seoul city government said on the 19th that it finalized the expedited integrated plan for a housing-maintenance-type redevelopment project around 75 Mia-dong in Gangbuk District.
The city applied relaxation of station-area regulations and raised the zoning designation by up to two levels—from the existing Type 2 general residential area or Type 2 general residential area (7-story) to quasi-residential or Type 3 general residential area. It also supported improved project feasibility by applying a profitability adjustment coefficient (1.8).
Near the site, projects such as station-area revitalization, street housing maintenance, and urban public housing complex development are underway, so conditions around the area are expected to improve significantly once the redevelopment is completed.
The redevelopment focuses on improving mobility through road upgrades and creating everyday-life parks. Ohyeon-ro on the north side of the project site, currently three lanes, will be widened to five lanes, and Opesan-ro on the east side, currently two lanes, will be widened to four to five lanes. Vehicle entrances and exits will be installed along Dobong-ro 10-gil and Opesan-ro.
A park will be created near Mia Sageori Station and the bus stop, and parks will be distributed along Ohyeon-ro connecting Songjung Elementary School and Bukseoul Dream Forest. The existing Songjung-dong community child center will be expanded and relocated. The area around the subway station is planned for high-rises of around 45 floors, while the sections adjacent to Songjung Elementary School and along the street will be arranged as mid- to low-rise, considering sunlight access for the school and harmony with surrounding areas.
The city plans to proceed with the project with the goal of designating the district within this year, following procedures such as public inspection by residents and hearing opinions.
