With the spring pre-sale peak season, new apartments will continue to be supplied next week at sites including the leasehold- land pre-sale dwellings Magok District 17 in Gangseo District, Seoul, and the private pre-sale complex Raemian Ellavine.
According to Real Estate R114 on the 15th, in the third week of March, pre-sales will begin for a total of 5,645 households (2,837 for general sale) across 10 complexes nationwide. Subscription is scheduled at Magok District 17 in Magok-dong and Raemian Ellavine in Banghwa-dong, Gangseo District, Seoul, and Sun Valley Ode County Gapyeong Seorak in Seorak-myeon, Gapyeong County, Gyeonggi Province.
Magok District 17 is a complex supplied as leasehold- land pre-sale dwellings by the Seoul Housing and Urban Development Corporation (SH) in the area of 747-1 Magok-dong, Gangseo District, Seoul. In leasehold- land pre-sale dwellings, the land is publicly owned and the building ownership belongs to the buyer, and they are also called "half-price apartments."
For this complex, the building pre-sale prices are 296.65 million–343.32 million won for an exclusive area of 59㎡, and 409.52 million–453.08 million won for an exclusive area of 84㎡. The monthly land rent is 663,900 won for 59㎡ and 946,000 won for 84㎡, and up to 60% of the monthly rent can be converted into a deposit for payment.
As a dwellings subject to the price ceiling system and the leasehold- land model, and supplied in a speculative overheating district, the complex is subject to a 10-year restriction on repeat winning, a 10-year resale ban, and a five-year residency requirement.
R114 said, "This is a leasehold- land pre-sale dwelling supplied in Seoul for the first time in 14 years," adding, "Given it is supplied at a lower price than market rates amid rising home prices, interest from prospective applicants is expected, but note that one must pay land rent every month and that the structure does not grant land ownership."
In addition, Raemian Ellavine, to be sold next week in Banghwa-dong, Gangseo District, Seoul, is a reconstruction of Banghwa District 6, with 10 buildings from three basement levels to up to 16 stories above ground, totaling 557 households. Of these, 272 households with exclusive areas of 44–115㎡ are for general sale. The general pre-sale price is set at an average of 51.78 million won per 3.3㎡. It is the first Raemian-branded apartment unveiled in Gangseo District, Seoul.
Show houses (model homes) will also open one after another. Six sites, including ACRO Road Seocho in Seocho-dong, Seocho District, Seoul; The Sharp Frielra in Mullae-dong 5-ga, Yeongdeungpo District; and Harrington Place Oryong Station in Yongdu-dong, Jung District, Daejeon, are scheduled to open.
