The Garak Plaza Apartment complex in 199 Garak-dong, Songpa District, Seoul, completed in 1985, will be reborn as a 1,059-household multifamily housing complex.
The Seoul city government said on the 6th that it convened the 4th integrated review committee for redevelopment projects on the 5th and conditionally approved the integrated review for the Garak Plaza Apartment reconstruction and maintenance project.
Garak Plaza Apartment will be built as a complex of 11 buildings with up to 34 floors and 1,059 households, including 106 public rental units. After being designated as a maintenance zone in July 2017 and securing approval for the management and disposition plan in 2025, resident relocation has been completed, enabling the project to move toward a groundbreaking goal in the second half of next year.
A public pedestrian passage connecting the northwestern greenway and the southeastern Munjeong Neighborhood Park will also be created. In addition, shared community facilities such as a small library and a local cultural center will be arranged around the public pedestrian passage.
The city also conditionally approved the integrated review for the Sadang 5 District housing reconstruction and maintenance project in 303 Sadang-dong, Dongjak District. Located between Sadang Station on Lines 2 and 4 and Namsung Station on Line 7, the area established an integrated review plan based on the maintenance plan revised in June last year after being designated as a maintenance zone in 2017. Applying measures to improve project profitability under the 2030 Urban and Residential Environment Maintenance Master Plan, 10 buildings with 524 households, including 35 rental dwellings, will be supplied.
Considering development across Sadang-dong, a flexible height plan will be applied, with the buildings rising up to 20 floors, and heights lowered where the site is close to surrounding residential areas. A rest plaza and street-front retail will be placed at the complex entrance, along with a Seoul-style kids cafe and a small library.
In addition, the city approved with modifications and conditionally approved the integrated review for the reconstruction of the Shindonga Apartment complex at 20 Yangpyeong-dong 1-ga, Yeongdeungpo District. The Yangpyeong-dong Shindonga Apartment, completed in 1982, is an aging 495-household complex south of Yangpyeong Station on Line 5.
The initial maintenance plan in 2011 set the floor area ratio at 300%, but progress was delayed due to factors such as insufficient profitability. With the city's regulatory easing, conditions improved and the project is now moving forward in earnest. The plan approved this time raises the floor area ratio to 400%, increasing the number of households from the previous plan's 563 to 777, including 203 public rental units. After approvals of the project implementation plan and the management and disposition plan, groundbreaking is scheduled for 2028.
