Private apartment presale prices in February turned upward after a month. The nationwide average presale price for the 84-square-meter exclusive area, the standard favored by the public, exceeded 710 million won.
On Mar. 6, Realhouse, a company specializing in real estate presale evaluations, said its tally of Cheongyak Home data showed that in February 2026 the nationwide average presale price per exclusive square meter (12-month moving average) was 8.52 million won per square meter, up 1.1% from 8.43 million won the previous month.
Looking at changes by region compared with January, increases were seen in Busan (3.1%), Gyeonggi (3.0%), Jeju (2.5%), and North Gyeongsang (2.1%). In contrast, Seoul (-2.3%), Gwangju (-0.5%), and South Chungcheong (-0.1%) edged down.
The nationwide average presale price per exclusive square meter rose from 7.78 million won in Sept. 2025 to above 8 million won for the first time in Nov. It then slipped slightly to 8.43 million won in January but turned upward again in February.
Comparing presale prices by region with February a year earlier, Daejeon (+48.6%) and Daegu (+28.6%) saw particularly large gains, while South Gyeongsang (+18.7%), Gyeonggi (+17.9%), South Chungcheong (+15.9%), and Gangwon (+13.9%) also posted double-digit increases. In contrast, Jeju (-31.8%) fell sharply.
In February, the nationwide average presale price for an 84-square-meter exclusive unit was 710.5 million won, up slightly from the previous month (707.7 million won). In January it had turned downward for the first time in five months but reverted to an increase after just one month. In contrast, the nationwide average presale price for a 59-square-meter exclusive unit was 538.4 million won, down slightly from the previous month (539.85 million won).
Meanwhile, the supply slump continued in February. Nationwide private apartment presale supply in February was 5,342 units, an increase of 1,488 units from the previous month (3,854 units), but still small compared with last year's monthly average (around 9,900 units).
By region, 2,217 units were supplied in the Seoul metropolitan area and 3,125 units in the provinces, with provincial supply surpassing the metropolitan area for the first time in seven months. This is seen as the result of metropolitan presale supply declining for four straight months since October last year. Even within the metropolitan area, supply was heavily concentrated. Seoul had only 61 units, and Incheon had none, meaning 97% of the metropolitan supply came from Gyeonggi Province.
A change in the internal supply structure of the provinces also emerged. In February, wide-area cities supplied only 222 units, accounting for just 7.1% of provincial supply. Considering that wide-area cities made up 85.1% just a month earlier in January, the provincial supply structure shifted significantly in a month.
As supply in wide-area cities dropped sharply, most provincial presale volume was filled by small and mid-sized cities. In particular, two large complexes led supply, concentrating provincial presales in a few sites: "Cheonan IPARK City Complexes 5 and 6" in South Chungcheong (1,849 units) and "Gyeongsan Sangbang Park Hoban Summit Complex 1" in North Gyeongsang (1,004 units).
Realhouse presale evaluation team leader Kim Seon-a said, "The current presale market is constrained in terms of supply itself, so whether some large complexes come to market tends to significantly sway monthly indicators."
