A residential complex up to 49 stories will be built in the Macheon 1 district of Songpa-gu, Seoul.
The Seoul Metropolitan Government said on the 4th that it approved with amendments the "plan to change the redevelopment promotion plan for the Macheon 1 redevelopment promotion district" at the first Urban Regeneration and Maintenance Committee meeting on the 3rd. The redevelopment promotion plan for Macheon 1 was decided in Jan. 2020, but the project was delayed for a long time due to low profitability.
The key to the change plan is improving project conditions by reflecting the "improvement of standards for establishing redevelopment promotion plans" pursued in July last year as part of Seoul's deregulation. The base floor area ratio was eased by up to 30%, and 1.2 times the statutory maximum floor area ratio was applied.
The zoning was also upgraded. Accordingly, parcel 3-1 in Macheon 1 will be raised from a type 1 general residential area to a type 2 general residential area, and parcels 3-2 and 3-3 will be raised from type 2 general residential areas to type 3 general residential areas.
In addition, aging public facilities within the station area will be improved, and a senior welfare center, day care center, public安心postnatal care center, residential safety integrated center, and a post office will be created to expand the area's social overhead capital (SOC).
Choi Jin-seok, head of housing for the Seoul Metropolitan Government, said, "We expect the long-delayed Macheon 1 district, stalled due to a lack of business viability, to be normalized and move forward in earnest," adding, "Seoul will shorten the timeline through administrative support in subsequent procedures so that dwellings can be supplied in a timely manner."
