Hyeri, an actor formerly of the girl group Girl's Day, has put a building and land in Samseong-dong, Gangnam District, Seoul, that she held for four years, up for sale.
According to the real estate industry on the 4th, Hyeri listed the Samseong-dong building on the land transaction platform ValueMap on the 6th of last month. The desired sale price is 14.5 billion won.
The building has two basement floors and six above-ground floors, with a total floor area of 684.4 square meters. In Aug. 2022, under the name of the family corporation "Empo," a multi-family house in Samseong-dong was purchased for 7.75 billion won, then the existing multi-family house was demolished and the current building was rebuilt.
At the time, Hyeri is estimated to have spent around 3 billion won on acquisition tax and new construction costs. The estimated total acquisition cost is 10.7 billion won. If it transacts at the desired listing price, it is expected to yield a simple profit of about 4 billion won even excluding incidental expenses.
In addition to the Samseong-dong building, Hyeri also owns one building in Yeoksam-dong. The Yeoksam-dong building is likewise held under Empo's name. It was purchased in Mar. 2021 and rebuilt. The building has one basement floor and four above-ground floors, with a total floor area of 499.88 square meters.
Amid the Lee Jae-myung administration's strong stance to "eradicate unearned real estate gains," the wave of entertainers rushing to "exit small buildings" is continuing. With the suspension of the heavier capital gains tax on real estate held by multiple-home owners and corporations set to end on May 9, selling pressure is mounting to avoid a tax bomb.
As Hyeri put her building on the market, actors Ha Jung-woo and Kim Tae-hee are also proceeding with building sales. Ha Jung-woo is selling two buildings located in Gwanchul-dong, Jongno District, and Bangi-dong, Songpa District, in Seoul. After disposing of a building in Hwagok-dong, Gangseo District, in 2021, Ha currently owns four buildings.
Kim Tae-hee sold a unit at Hannam The Hill in Hannam-dong, Yongsan District, Seoul, for 12.77 billion won in Nov. last year. She bought the dwelling in Aug. 2018 for 4.23 billion won. She gained a capital gain amounting to 8.4 billion won in seven years. Kim also jointly owns a building near Gangnam Station in Seoul worth about 140 billion won.
In addition, actor Jo Jung-suk sold a building in Daechi-dong, Gangnam District, Seoul, for 11 billion won in Aug. last year through a corporation he established jointly with his wife (Gummy). Former model Byun Jung-min also sold a small building near Itaewon in Yongsan District, Seoul, in Jun. last year. The two each realized capital gains of about 7 billion won and 2.3 billion won.
