The consortium of DL E&C, GS Engineering & Construction and SK ecoplant said on the 27th that it will open the dwellings exhibition hall for "Guri Station Highnity River Park," to be unveiled at 496-6 Sutak-dong, Guri, Gyeonggi, and begin sales. It is Guri's first super-large complex with more than 3,000 households.
Created through the Sutak E district dwellings redevelopment and maintenance project, the complex consists of four sections with 26 buildings (24 apartment buildings and two mixed-use residential towers) ranging from six stories underground to up to 35 stories above ground, totaling 3,022 households.
Of these, 1,530 households with exclusive areas of 29–110 square meters will be offered for general sale. The number of general-sale units by exclusive area is ▲29㎡ 146 households ▲38㎡ 29 households ▲44㎡ 141 households ▲59㎡A 397 households ▲59㎡B 187 households ▲59㎡C 365 households ▲77㎡ 20 households ▲84㎡ 186 households ▲110㎡ 59 households.
Guri Station Highnity River Park is within an 800-meter straight-line distance from the center of the complex to Guri Station, an interchange station for Subway Line 8 and the Gyeongui-Jungang Line, making it accessible on foot. Its outstanding access to Seoul is a strength, with Jamsil Station in the 20-minute range and Samseong, Bongeunsa and Jonggak stations in the 30-minute range. In addition, the Seoul Metropolitan Area 1st Ring Expressway, Gangbyeonbuk-ro, Bukbu Arterial Road and Sejong–Pocheon Expressway provide convenient travel throughout Seoul and the greater metro area.
Located in downtown Guri, the complex offers a variety of lifestyle infrastructure. Lotte Department Store, CGV and Guri Traditional Market are within walking distance, and shopping and cultural facilities such as E-MART, Lotte Outlet, Lotte Mart and Lotte Cinema are nearby.
Within a 1-kilometer radius are clusters of elementary, middle and high schools, including Guri Elementary, Sutak Elementary, and Topyeong Middle and High, as well as Guri Girls' Middle and High. A kindergarten and a public daycare center are planned within the complex, and the Sutak-dong private academy district is also within walking distance, providing excellent education conditions.
The complex's future value is also drawing attention due to surrounding development. According to the Ministry of Land, Infrastructure and Transport, the Guri Topyeong 2 District aims to break ground in 2029, with about 22,000 households to be supplied on a site of about 2.75 million square meters.
Once the Guri Topyeong 2 District is completed, Guri is expected to see the formation of a mega-town of about 46,000 households connecting Guri Station to the Han River, together with the Sutak E district (3,022 households), Sutak-dong redevelopment (about 7,000 households) and Topyeong District (about 14,000 households).
As Guri Station Highnity River Park is being built as a joint project by DL E&C, GS Engineering & Construction and SK ecoplant, it is expected to deliver differentiated, innovative design and proven quality to residents.
Community facilities are also diverse. From fitness to an indoor golf practice range, sauna, community lounge, lounge cafe, guesthouse, study lounge and private office rooms, major amenities will be built differently by section within the complex.
The dwellings exhibition hall for Guri Station Highnity River Park will be set up at 287-16 Sutak-dong, Guri, Gyeonggi (project site).
Applications will be accepted with special supply on Mar. 3, first-priority on the 4th and second-priority on the 5th. Winners will be announced on the 11th, and binding contracts will be conducted for four days from the 23rd to the 26th. For general supply, those currently residing in Guri or the Seoul metropolitan area (Seoul, Gyeonggi, Incheon) who are 19 or older, have held a subscription account for 12 months or more, and meet the deposit requirements by region and size are eligible to apply for first priority.
For unit types of 50㎡ or less of exclusive area, a flat first contract payment of 10 million won is offered to ease the initial funding burden for buyers. The resale restriction is one year, with no repeat-winner restriction or mandatory occupancy period.
