The Ministry of Land, Infrastructure and Transport said on the 27th that it will issue the regular notice for the standard construction cost applied to the presale price cap on Mar. 1.
The standard construction cost is one of the items that make up the ceiling on the presale price of dwellings subject to the presale price cap (land cost + standard construction cost + land surcharge + construction surcharge), and the Ministry of Land, Infrastructure and Transport (MOLIT) issues it regularly every six months (Mar. 1 and Sept. 15 each year).
In this notice, reflecting changes in construction costs, the standard construction cost (16–25 floors or lower, based on ground floors with exclusive areas of 60–85㎡) rose 2.12% from 2,174,000 won per ㎡ in the previous notice (Sept. 15, 2025) to 2,220,000 won.
The revised notice applies to complexes that apply for approval to recruit occupants on or after Mar. 1. The actual presale price is decided by the local government's presale price review committee after comprehensively considering the standard construction cost, land cost, and other additional costs.
The Ministry of Land, Infrastructure and Transport (MOLIT) said it plans to reflect construction cost fluctuation factors through this standard construction cost regular notice and work to ensure a sufficient supply of quality dwellings.
