At the end of last year, the nationwide factory and warehouse transaction volume recovered to the 2 trillion won level for the first time in four years.
On the 10th, commercial real estate service corporations Rsquare said that, based on analysis of actual transaction price data from the Ministry of Land, Infrastructure and Transport, the nationwide factory and warehouse transaction volume in December last year was 2.3575 trillion won, with 337 transactions.
Compared with the previous month, transaction volume rose 24.1%, and the number of transactions also increased 4.3%. It was the first time since November 2021 that the monthly transaction volume climbed to the 2 trillion won level. The increase in December's transaction volume was because the "Cheongna Logistics Logistics Center" transacted for about 1.03 trillion won. This transaction was the largest deal of the year.
However, the total number of transactions in December stayed in the mid-300s. Rsquare said this suggests that the expansion in transaction volume was a rebound driven by large transactions centered on high-quality assets rather than a broad-based spread across the market.
Rsquare Research Center said, "Last year's factory and warehouse sales market saw investment demand steadily increase, centered on high-quality assets," adding, "The largest transaction of the year concluded in December is a symbolic case showing that investment sentiment for prime logistics assets is recovering even amid a slump."
