Daechi Useong 1st and Ssangyong 2nd apartments in Daechi-dong, Gangnam District, Seoul, will be reborn through an integrated reconstruction into a residential complex with up to 49 stories and 1,324 households.
The Seoul city government said on Jan. 8 that it held the 1st Subcommittee on Delegated Authority of the Urban Planning Commission on Jan. 6 and passed with amendments the "Daechi-dong Daechi Useong 1st and Ssangyong 2nd apartment reconstruction maintenance plan decision (proposal)."
The two apartments are aging complexes completed in 1984 and 1983, respectively. Initially, the two complexes pursued separate reconstruction but shifted to an integrated reconstruction for a more rational complex plan. They passed the Urban Planning Commission's review one year after applying through the expedited integrated planning process.
Under this plan, the two complexes will be created as a residential area harmonizing with the Tancheon and Yangjaecheon waterfront landscapes, with up to 49 stories and 1,324 households, including 159 rental units.
Open facilities and pedestrian environments for local residents will also be expanded. Along Yeongdong-daero, open facilities such as shared offices and an all-together care center will be placed, and a frontage pedestrian zone will be created. A park of about 4,000㎡ in total floor area will also be built near the Daechi Useong apartment four-way intersection.
The commission also passed with amendments the "Banpo Mido 2nd apartment reconstruction project maintenance plan decision and designation of a maintenance zone (proposal)."
Banpo Mido 2nd apartment (60-5 Banpo-dong, Seocho District) is an aging multi-family housing complex of three buildings and 435 households, completed in 1989.
Through expedited integrated planning, it will be redeveloped into a housing complex with a floor area ratio of up to 299.97%, a maximum of 46 stories, and four buildings totaling 559 dwellings, including 87 public dwellings.
A public pedestrian passage is scheduled to be installed to connect the elevator and pedestrian deck installed by Seocho District for users of the Express Bus Terminal Station.
In addition, together with the Banpo Mido 1st apartment reconstruction complex, the width of the road (Gomurae-ro) will be widened by 4 meters to enable smoother vehicle flow.
The height plan was guided to form a harmonious skyline with the Banpo Mido 1st apartment reconstruction project and the mixed-use development project on the north side of the Express Bus Terminal site.
The "Cheonghwa apartment reconstruction project maintenance plan decision and designation of a maintenance zone·landscape review (proposal)" in Yongsan District was also passed with amendments by the commission. Cheonghwa apartment, located on a slope in Itaewon-dong and completed in 1982, will be transformed from an aging complex into a residential complex with up to 21 stories and 679 multi-family dwellings.
This plan focuses on creating a residential environment that harmonizes with the natural scenery of the Han River and Namsan. It took into account the connectivity with large-scale surrounding development plans such as the Hannam-dong redevelopment promotion project, the United Nations (UN) Command site development project, and the Yongsan Park creation project, and established the plan in compliance with the height standards for the Hannam area.
Considering the characteristics of the hilly project site, buildings will be arranged along the terrain to reduce visual impact, and vertical pedestrian routes and ramps for pedestrians with mobility challenges will be installed.
