Hyatt Hotel, the first five-star international brand hotel in Gwangju, will open in Nongseong-dong, Seo-gu. Hyatt Hotel will operate about 200 guest rooms within a high-end mixed-use residential and commercial complex for 20 years starting in 2030.
According to the real estate development industry on the 4th, developer SJG signed a definitive agreement with Hyatt Hotels International Holdings at 9 a.m. at the Andaz Hotel in Apgujeong, Seoul, for the hotel to move into the Gwangju Nongseong-dong mixed-use development project.
Under the agreement, Hyatt Hotel will operate a five-star hotel with a total of 186 rooms, including suites, for 20 years starting in 2030. Gwangju, which had long struggled with the absence of a five-star hotel, has secured key infrastructure to capture international business and high-income tourism demand with the Hyatt Hotel.
The Gwangju Nongseong-dong mixed-use development project will build a complex of four buildings, from four basement levels to 40 above-ground floors, on a 13,313-square-meter site at the La Festa wedding hall lot at 393-72 Nongseong-dong, Seo-gu, Gwangju. The total projected project cost is about 650 billion won, and the expected construction cost is 9.9 million won per 3.3 square meters.
The complex will consist of three apartment buildings (300 households) and one office building. The apartments will mainly feature mid- to large-sized units ranging from 84 to 193 square meters of exclusive area. In particular, specialized designs such as duplex layouts and super penthouses have been introduced to target the local wealthy class.
A construction company identified as D Construction is reviewing participation as the builder. Plans are being considered to construct high-end apartments with a skyline reaching a building height of 140 meters by applying D Construction's high-end brand.
The complex's greatest strength is the combination of residential living and hotel services. Hyatt Hotel amenities will occupy the first to fifth floors, with guest rooms on the sixth to nineteenth floors. Residents will be able to enjoy services provided by a five-star hotel, including breakfast service, laundry, and guesthouse management.
SJG plans to secure project funds by executing a 550 billion won project financing (PF) loan from Meritz Securities in March. If construction begins in September, a new landmark mixed-use residential complex representing Gwangju is expected to be completed in Oct. 2030.
An SJG official said, "As Gwangju had a strong thirst for a five-star brand hotel, finalizing the Hyatt Hotel's entry carries meaning beyond a simple residential complex," adding, "We also plan to pursue a project linking the on-site hotel and a wedding hall for newlyweds."
