Seoripul 1 District, cited as a hub for Seoul dwellings supply under the Lee Jae-myung administration, is picking up speed as it undergoes designation as a public housing district, the first step in site development.
The Ministry of Land, Infrastructure and Transport said on the 1st that it will designate and publish on the 2nd the Seoripul 1 District public housing district (2,018,074 square meters) in Wonji-dong, Sinwon-dong, Yeomgok-dong and Naegok-dong, Seocho-gu, Seoul. Seoripul 1 District is the largest public dwellings project site, supplying 18,000 units to the Gangnam area of Seoul.
The government views this area, where dwellings demand is concentrated, as a key hub of the plan to expand dwellings supply (the Sept. 7 measures) that will deliver a practical supply effect. It is adjacent to Shinbundang Line Cheonggyesan Entrance Station and GTX-C Yangjae Station, and offers convenient access to all of Seoul and key parts of the capital area via the Gyeongbu Expressway and the Gangnam Beltway.
In addition to its potential as a residential area, it is also close to Hyundai Motor headquarters, the Yangjae Urban Advanced Logistics Complex, and the Yangjae AI Future Convergence Innovation District, and is therefore expected to have very high potential for development as an advanced industry and residential mixed-use space. The Ministry of Land, Infrastructure and Transport proposed for the Seoripul District development concept: ▲ creation of a future convergence and innovation hub ▲ coexistence of nature and the city ▲ realization of living-area consolidation and integration.
The Ministry of Land, Infrastructure and Transport and the project implementer, Korea Land & Housing Corporation (LH), will immediately begin procedures such as establishing the district plan, starting with the district designation. They plan to accelerate the project by swiftly pushing follow-up steps, including a survey of obstacles, with a goal of starting construction and pre-sales in 2029. In particular, they plan to pursue a plan to focus on supplying affordable public dwellings through a housing ladder for future generations, including young people and newlyweds.
Previously, after a public notice for resident viewing in Nov. 2024, Seoripul 1 District completed all procedures, including consultations with related agencies such as the Seoul Metropolitan Government and Seocho-gu, a strategic environmental impact assessment and disaster impact review, and a public-interest review by the Central Land Expropriation Committee. It then passed the Central Urban Planning Committee's review on Jan. 22.
In addition, the Ministry of Land, Infrastructure and Transport will grant the first approval of the district plan for the Seoul Namhyeon Public Housing District, a 42,392-square-meter site located in Namhyeon-dong, Gwanak-gu, Seoul (near Line No. 4 Namtaeryeong Station), on this day. The Seoul Namhyeon Public Housing District project will rebuild old military apartments on the site and supply public dwellings (446 units) and new military apartments (386 units). After site formation procedures, it aims to start construction and pre-sales in 2028.
This is a station area located between Namtaeryeong Station and Sadang Station on Subway Line No. 4. With public transit, it takes less than 20 minutes to reach the Gangnam area, and it has excellent accessibility to key parts of Seoul, including adjacency to the Gangnam Beltway (Sadang IC).
Kim Young-guk, head of the Dwellings Supply Promotion Headquarters at the Ministry of Land, Infrastructure and Transport, said, "It is meaningful that the supply plans for the two public housing districts, Seoripul and Namhyeon, have been fleshed out this time, making the dwellings supply plans within Seoul more tangible."
Kim added, "Seoripul District is a large-scale public land development project being pursued in Seoul for the first time in 15 years since the Naegok Public Housing District in the past, and Namhyeon District is also a project of great significance as it simultaneously promotes public dwellings supply and modernization of military apartments. We plan to focus all our capabilities to push forward with speed."
