DL E&C said on the 16th that it will begin sales of e-Pyeonhansesang Dongtan Station Urban One in Feb.
Located on block C14 in Dongtan 2 New Town, Osan-dong, Hwaseong, Gyeonggi Province, the complex will have three apartment buildings with 610 units spanning four basement levels to 46 above ground, and one residential officetel building with 240 units spanning three basement levels to 26 above ground. General supply for the apartments (public rental housing converted to sale) closed in Aug. with a high competition rate of 75.28 to 1. Next month, 240 officetel units will be offered. By exclusive area, there will be 72 units of 34㎡ OA, 120 units of 59㎡ OA, and 48 units of 59㎡ OB.
e-Pyeonhansesang Dongtan Station Urban One is a station-area complex within walking distance of GTX and SRT Dongtan Station. Commuting to and from Seoul, as well as traveling to various parts of the greater Seoul area, is convenient. Using the GTX, it takes about 21 minutes from Dongtan Station to Suseo Station. Buses from stops near the complex provide easy access to Gangnam, Pangyo, Seoul Station, and Incheon and Gimpo airports, and road access is also favorable via the Gyeongbu Expressway, Dongtan-daero, and the Second Ring Expressway around the Seoul metropolitan area, according to assessments.

e-Pyeonhansesang Dongtan Station Urban One will consist of 1.5-room and 2-room units. The buildings are mainly oriented southeast and southwest, and the 59㎡ exclusive units, which account for 70% of total supply, will be offered in layouts tailored to one- to two-person households that can substitute for small apartments. Community facilities optimized for residential officetels, such as an unmanned lounge cafe and a multiroom, will also be provided.
e-Pyeonhansesang Dongtan Station Urban One is also a nonregulated product located in a nonregulated area. Anyone 19 or older can apply regardless of subscription savings account, residence restrictions, or whether they own dwellings. Winners will be selected 100% by lottery. There are no restrictions on winning again, and applicants can maintain their no-homeowner status for apartment subscriptions. It is also relatively free from various regulations applied to apartments, such as the funding plan, land transaction permits, and mandatory actual residence. While officetels in a regulated area are restricted from resale until the time of ownership transfer registration, e-Pyeonhansesang Dongtan Station Urban One is in a nonregulated area and can be resold. Move-in for e-Pyeonhansesang Dongtan Station Urban One is scheduled for July 2028.
