The area at 52-6, Galwol-dong, Yongsan-gu, Seoul (the former Huam Special Planning District, parcel 6) has been designated and announced as an urban-redevelopment district for long-term jeonse housing in the Sookmyung Women's University Station area, transforming it into a large-scale residential complex.
According to the real estate industry and Daishin Asset Trust on the 14th, the site was designated and announced as a redevelopment district on Dec. 26 last year. Applying the legal maximum floor area ratio of 418% to the 36,612-square-meter area, plans call for building apartments and ancillary welfare facilities with five underground floors and up to 40 above-ground floors, totaling 885 households.
Starting with a prior review for designation as an urban-redevelopment district and a redevelopment plan in September 2022, the project went through the Seoul City Urban Planning Committee deliberation in Aug. 2025.
The site is close to the new Seoul Metropolitan Office of Education building site directly in front of Sookmyung Women's University Station (Line 4), offering views of Namsan and Yongsan Park. Accessibility to Seoul Station is also excellent, and benefits are expected from development of the northern and southern station-area districts around Seoul Station.
Meanwhile, in May last year, the redevelopment promotion committee signed a memorandum of understanding (MOU) with Daishin Asset Trust to pursue the project as a trust-based redevelopment. Daishin Asset Trust has been accepting consent forms for designation as the project implementer since the 2nd.
