In November this year, the average monthly rent for low-rise apartment (row house·multi-family) studio units in Seoul rose again from around 700,000 won. In Gangnam District, the area with the highest monthly rent among Seoul's autonomous districts, rent nearly reached 1 million won.
According to real estate information platform Dabang and the Ministry of Land, Infrastructure and Transport on the 30th, the average monthly rent for studio units (exclusive area 33㎡ or less) in Seoul transacted in November was 720,000 won (based on a 10 million won deposit), and the average jeonse deposit was 210.63 million won. Compared with the previous month, monthly rent rose by 20,000 won (2.7%), while the jeonse deposit fell by 3.94 million won (-1.8%).
This survey targets studio units of row house·multi-family housing with an exclusive area of 33㎡ or less that were the subject of transaction in Seoul. The average monthly rent was analyzed by aggregating transactions with deposits under 100 million won, and the average jeonse deposit was analyzed by aggregating all jeonse transactions.
By autonomous district, Gangnam District recorded 970,000 won, or 135% of the Seoul average, and was found to be the most expensive area for the sixth straight month.
Next were ▲ Seocho District 900,000 won (125% of the average) ▲ Yongsan District 860,000 won (120%) ▲ Yeongdeungpo District 790,000 won (110%) ▲ Gwangjin District 790,000 won (109%) ▲ Geumcheon District 780,000 won (108%) ▲ Gangseo District 750,000 won (105%) ▲ Jungnang District 740,000 won (103%) ▲ Yangcheon District 730,000 won (102%), with average monthly rent in nine autonomous districts exceeding the Seoul average.
By contrast, Nowon District's monthly rent was 460,000 won (65%), below the Seoul average. However, it was up 90,000 won from 370,000 won the previous month. Next were ▲ Dobong District 520,000 won (73%) ▲ Seodaemun District 580,000 won (81%) ▲ Gangbuk District 590,000 won (81%) ▲ Seongdong District 620,000 won (87%) ▲ Jongno District 620,000 won (87%) ▲ Seongbuk District 630,000 won (88%) ▲ Eunpyeong District 640,000 won (88%) ▲ Gangdong District 640,000 won (89%), with monthly rent in 15 autonomous districts falling short of the Seoul average.
The average jeonse deposit was highest in Seocho District. It recorded 260.62 million won, or 124% of the Seoul average. Areas where jeonse deposits were higher than the Seoul average were ▲ Gangnam District 254 million won (121%) ▲ Seongdong District 249 million won (118%) ▲ Yongsan District 241.61 million won (115%) ▲ Gwangjin District 230.33 million won (109%) ▲ Dongjak District 229.96 million won (109%) ▲ Yeongdeungpo District 217.29 million won (103%) ▲ Jung District 215.47 million won (102%), totaling 10 areas.
