Yeouido Gongjak Apartments will be reborn as a mixed-use residential complex with up to 49 floors and 581 units.
The Seoul Metropolitan Government said on the 30th that a review of the Yeouido Gongjak Apartments reconstruction and maintenance project (21-2 Yeouido-dong, Yeongdeungpo-gu) passed at the 14th Integrated Deliberation Committee for maintenance projects.
Yeouido Gongjak Apartments is a 373-unit complex completed in 1976 and is pushing ahead with a trust-based reconstruction project. KB Real Estate Trust is the project operator, and the builder is Daewoo E&C. The number of units by size totals 581: 113 units at 59 square meters exclusive use, 35 units at 67 square meters, 41 units at 75 square meters, and 391 units over 84 square meters. After obtaining project implementation approval and management and disposal plan approval, construction is scheduled to start in 2029.
In the integrated review, the focus was on creating a mixed residential space with residential, office, and commercial functions, reflecting the location in Yeouido's financial hub. In consideration of the Han River to the north of the site and Yeouido Park, the plan secures openness and view corridors and forms a skyline in harmony with the surroundings. Office and retail facilities will be placed in the low-rise section of the complex, and public open space and open community facilities will be created to organically connect the financial hub infrastructure with the Han River living area. A pedestrian space linking to the Han River will also be installed.
An integrated review of the Garak Geukdong Apartments reconstruction and maintenance project was also conditionally approved. The complex will be newly built into a 12-building apartment complex with up to 35 floors and 999 units (including 123 public rental units), up from the existing 7 buildings with up to 15 floors and 555 units.
A public pedestrian passage will be installed to improve school routes for students at adjacent Gadong Elementary and Songpa Middle School and the walking environment for local residents. Pedestrian space will also be expanded by using the on-site setback area. External open facilities such as a community childcare center, a small library, and a daycare center will be included to provide various living conveniences not only to apartment complex residents but also to nearby residents. A small park will also be created on the north side of the complex.
In addition, the committee conditionally approved an integrated review plan for the Chung-hyeon District 2 urban redevelopment project. The site is an area densely packed with low-rise, old and substandard buildings more than 30 years old, and a maintenance plan was established in Aug. last year to restore urban functions and revitalize commercial areas.
Under the maintenance plan, office facilities from eight floors underground to 19 floors above ground and neighborhood living facilities will be developed in a mixed format. Public rental office facilities are planned on the third floor above ground to expand infrastructure for strengthening regional innovation capacity and fostering and protecting strategic industries. The Seodaemun Cultural Center, currently operated at the Seodaemun Culture and Sports Center, will move to the third-floor public rental office facilities after the development project.
