Hyundai Engineering said on the 26th that it is selling Hyundai Terratower Sema Station, which is being developed as a Knowledge Industry Complex in the area around Sema Station on Subway Line 1 in Segyo 1 District, Segyo-dong, Osan, Gyeonggi.
Hyundai Terratower Sema Station will be built at 592-9 Segyo-dong, Osan, Gyeonggi (Segyo 1 District self-sufficient facility site 7BL), with three basement levels to 13 above-ground floors and a total floor area of about 115,000 square meters, and will consist of 599 units in manufacturing and research/office-type Knowledge Industry Complex and 46 commercial units. By product type, manufacturing office facilities account for the largest number with 460 units. There are 45 research-type Knowledge Industry Complex units and 94 office-type Knowledge Industry Complex units.
Hyundai Terratower Sema Station stands out for its transportation convenience. In addition to being within walking distance of Sema Station on Subway Line 1, it also has a dense road network with National Route 1 and the Second Capital Area Ring Expressway Bukosan IC nearby.
Near the complex are the Metropolitan Express Railway (GTX) A line (Dongtan Station) and the GTX-C line (Suwon Station, Osan Station, scheduled to open in 2028), and several transportation positives are also pending, including the Indeokwon Line (Indeokwon–Dongtan, scheduled to open in 2029) and the extension of the Bundang Line to Osan City included in the Fourth National Rail Network Construction Plan.

As a complex built by Hyundai Engineering, it will also apply the Hyundai Terratower brand and differentiated design.
The complex will incorporate features of manufacturing-type Knowledge Industry Complex, which are highly valued in the area, along with various specialized designs that enhance work efficiency. It will adopt a logistics-optimized layout, introducing a drive-in and door-to-door (except for some) system and two 5-ton cargo elevators to improve vehicle movement and loading/unloading convenience.
A wide ramp width and high-load floor design strengthen the convenience and stability of logistics vehicle movement. The interior design expands space utility with a high ceiling of up to 6.5 meters (5.4 meters on standard floors) and balcony services (except for some units). Various ancillary facilities that enhance work efficiency will also be provided, including meeting and lounge areas, fitness facilities, and rest areas on each floor (2F–13F).
