The Seoul city government said on the 24th it will designate the urban business area around Teheran-ro in Gangnam District as a remodeling revitalization zone and allow a 30% expansion of office floor area.
On the 23rd, at the 18th Architecture Committee meeting, the city passed a total of five reviews: ▲ designation of the Teheran-ro remodeling revitalization zone ▲ a new construction project for a mixed-use complex and a public office building at 48, Myeongil-dong, Gangdong District ▲ a long-term jeonse housing project near Sangdo Station in Dongjak District ▲ a development project for Buildings 12 and 13 of the Najin Shopping Center in Yongsan ▲ a development project for mixed-use facility land at the Seobu Truck Terminal urban high-tech logistics complex in Yangcheon District.
The Teheran-ro area has seen steady calls for improvements to aging office facilities along with rising demand for office space. The section designated as a "remodeling revitalization zone" runs about 950,000 square meters from Gangnam Station Intersection to POSCO Intersection, and phased remodeling will proceed by applying incentives such as structural safety reinforcement, vertical additions, and relaxed floor area ratio to office facilities more than 15 years old since completion.
The Myeongil-dong mixed-use complex will rise 7 stories underground to 32 stories above ground at a key transportation hub near Line No. 5 Godeok Station and the planned extension of Line No. 9. It will be built as a mixed-use tower combining 361 officetel units, retail space, neighborhood living facilities, and a public office building. Independent entrances and circulation plans will be applied by use, and the officetel units will have balconies and a cross-ventilation layout. A plaza-type public open space will be created in connection with the adjacent public parking lot and plaza, and the public office building will be linked with a yard path to improve accessibility.
The long-term jeonse housing project in the area around Sangdo Station will supply a total of 1,084 public housing units in buildings from 5 stories underground to 42 stories above ground in the station area around Sangdo Station. It will include 272 units of public rental housing such as long-term jeonse housing. Taking advantage of the location's excellent access to public transportation, neighborhood living facilities and community support facilities will be introduced together, and the plan is to establish a stable base for housing supply in the station area.
The area around Buildings 12 and 13 of the Najin Shopping Center in Yongsan will be developed into an innovation hub for electronics retail, combining business facilities centered on new industries such as information and communications technology (ICT) and artificial intelligence (AI) with residential and retail facilities. Rising 8 stories underground to 27 stories above ground, it will include about 33,000 square meters of office facilities, 88 officetel units, retail space, and sports facilities. An elevated public pedestrian passage will connect the Yongsan International Business District to the electronics market and Yongsan Station to improve pedestrian circulation, and it will seek to revitalize the area's commercial district centered on new industries in connection with the electronics market.
The Seobu Truck Terminal in Sinjeong-dong, Yangcheon District, will be reborn as an urban high-tech logistics complex of about 560,000 square meters. From 7 stories underground to 15 stories above ground, it will house about 280,000 square meters of logistics facilities, about 190,000 square meters of retail space, around 180 officetel units, and sports and cultural facilities. Underground, it will concentrate fulfillment and cold-chain logistics facilities based on advanced ICT, while above ground it will place public open space and living infrastructure to foster it as a leading high-tech logistics and living mixed-use hub in the southwestern region.
