Among the leading districts in the first-phase new towns' aging planned cities, the Gunpo Sanbon leading district was the first to be designated a special maintenance zone. Of the leading districts located in Seongnam Bundang, Goyang Ilsan, Ilsan Jungdong, and Anyang Pyeongchon, its maintenance project is moving the fastest.

Korea Land & Housing Corporation (LH) said on the 24th that two areas in the Gunpo Sanbon leading district (Zone 9-2 and Zone 11) have completed the procedures for deciding a special maintenance plan and designating a special maintenance zone, the first among the first-phase new towns' aging planned city leading districts.

The procedures to decide the special maintenance plan and designate the special maintenance zone were completed just six months after LH was named a preliminary project implementer. The designation process typically takes about three years, which has been shortened by about two years and six months.

According to the special maintenance plan, both areas of the Gunpo Sanbon leading district (Zone 9-2 and Zone 11) received additional incentives under the Special Act on the Maintenance and Support of Aging Planned Cities, easing the floor area ratio to as high as 360%. As a result, Sanbon Zone 9-2 is set to be transformed into a large complex with 3,376 households, and Sanbon Zone 11 into one with 3,892 households.

With the zone designation complete, LH will immediately begin the process to designate the implementer and, in cooperation with the residents' representative council, swiftly push forward integrated reviews (architecture, landscape, traffic, etc.) to select a contractor and obtain approval for the project implementation plan.

In addition, the Bundang 6·S3 (Mokryeon Village Daewon Villa, etc.) zone promoted by LH passed review by the Seongnam City Urban Planning Committee on the 15th, and the zone designation procedures are expected to be finalized in succession.

Kang O-sun, head of LH's Regional Balance Headquarters, said, "Completing the zone designation procedures, which typically take more than three years, in less than a year is an exceptional achievement and a case that demonstrates the expertise and speed of LH's public implementation approach," adding, "We will continue to prioritize our promises to residents and push the project to a successful conclusion."
