Daewoo E&C said on the 23rd that it is selling Yongin Prugio One Cluster Park in the area of San 97-12, Yangji-ri, Yangji-myeon, Cheoin-gu, Yongin-si, Gyeonggi Province.
Yongin Prugio One Cluster Park will be supplied with a total of 710 dwellings across 2 basement levels to 29 above-ground floors, with exclusive areas of 80–134㎡.
This complex is expected to benefit from the Yongin Advanced System Semiconductor Cluster (Yongin National Industrial Complex for Semiconductors). The Yongin National Industrial Complex for Semiconductors, on a 7.28 million㎡ site, is slated to house six large semiconductor fabrication plants, three power plants, and more than 60 partner companies for materials, parts, and equipment. When the entire complex is completed, private investment is expected to reach up to 360 trillion won. SK hynix previously said it would expand its investment in the Yongin semiconductor cluster to around 600 trillion won.
The transportation environment is also expected to improve significantly. The Ministry of Land, Infrastructure and Transport will complete the relocation and expansion of National Route 45, which runs through the industrial complex, by 2030 and establish a grid-type expressway network centered on the complex. It also plans to build connecting rail networks, including the Gyeonggang Line, to ease commuting. Via the nearby Yangji IC, car access is strong to the Second Capital Area Ring Expressway, Yeongdong Expressway, Gyeongbu Expressway, and Sejong–Pocheon Expressway. Yangji Elementary School and Yongdong Middle School are within walking distance, and once the Namgok District integrated elementary and middle school (under way) opens, students will be able to commute to school faster and more safely.
In addition, the complex maximizes daylight and ventilation with a layout oriented mainly to the south for all dwelling types and a four-bay slab-type design (except for some types). With 100% underground parking, the grounds are formed as a car-free, park-style complex. Community facilities are well equipped, including screen golf, a golf club, a fitness club, a shared office, a study room, a residents' meeting room, a daycare center, and a senior club.
The contract deposit is 5%, and a flat 5 million won is offered for the first installment of that amount to ease the initial funding burden. There is no mandatory residency period, and with a six-month resale restriction, resale is possible before the interim payment loan, enhancing investment value.
