With the designation of the maintenance zone completed, the 14 complexes in Mok-dong, Yangcheon District, Seoul, where the reconstruction project has entered full swing, are picking up speed by proceeding with key procedures such as general meetings.
According to the maintenance industry on the 22nd, KOREIT, the project executor for the Mok-dong Complex 10 apartment reconstruction maintenance project, held the first general meeting of land and other owners on the afternoon of the 21st at Dongyang Mirae University in Guro District, Seoul. At the meeting, Now Dongin Architects was selected as the architect in charge of the reconstruction. Now Dongin has completed designs for Trimage at Seoul Forest in Seongdong District and Cheongdam LEEL in Cheongdam-dong, and is working on designs for the Yeouido Gongjak Apartment near Yeouinaru Station and Sinbanpo 4th near Express Bus Terminal Station.
A total of 17 firms participated in the earlier bid for the architect. A resident living in Mok-dong Complex 10 said, "In effect, a two-way race formed between Now Dongin and the Heerim Architects & Planners consortium," adding, "Now Dongin appeared to gain residents' support because many elements of its plan resonated more, such as arranging owner households to face south."
More than 1,000 residents were said to have taken part in the meeting. At the venue, dozens of employees from builders such as Hyundai E&C (THE H), Daewoo E&C (Summit), DL E&C (ACRO), and POSCO E&C turned out and canvassed, showing strong interest not only from architects and residents but also from major construction companies.
Mok-dong Complex 10 is a complex of up to 15 stories in 34 buildings with 2,160 households, adjacent to Line No. 2's Sinjeongnegeori Station. The complex is slated to be rebuilt with a maximum floor area ratio of 300%, up to 40 stories, and 4,050 households. Earlier, Mok-dong Complex 10 secured consent from 76.9% of all owners 50 days after its designation as a maintenance zone in September. At the time, it was the fastest pace among reconstruction-driving complexes.
Yoon Byeong-geol, Chairperson of the Mok-dong Complex 10 reconstruction preparation committee, said, "We conducted the architect selection process transparently and fairly by collecting residents' questions related to the selection in advance, obtaining responses from the architect, and sharing them."
The 14 complexes, including Mok-dong Complex 10, have entered full-scale reconstruction after the final designation of maintenance zones, with Complexes 1 to 3 completing the process most recently. On the 20th, Mok-dong Complex 13 also held a general meeting. Mok-dong Complex 7 has begun the process of obtaining consent to form a promotion committee to establish a cooperative, and Mok-dong Complex 1 is proceeding with consent to designate a project executor.
Most of these complexes have floor area ratios in the low to mid-100% range, and with strong school districts and as many as 26,000 households, they are considered highly viable. Once the area's projects are completed, a new-town-scale residence lined with apartments up to 49 stories tall is expected to take shape. Because of this, construction firms are vying for the projects and running publicity campaigns. Complexes 1, 2, 5, 9, 10, 11, 13, and 14 are proceeding under a trust method, while Complexes 3, 4, 6, 7, 8, and 12 are proceeding under a cooperative method.
