Lotte Engineering & Construction said on the 22nd that it won the bid for the "Mia 4-1 District maintenance project" in Mia-dong, Gangbuk-gu, Seoul, on the 20th.
The project will rebuild the area around 8-373 Mia-dong, Gangbuk-gu, Seoul, to create 16 apartment buildings with three underground floors to 24 above-ground floors, totaling 1,015 households and ancillary welfare facilities, with construction costs of about 414.7 billion won.
The district borders the 660,000-square-meter Northern Seoul Dream Forest to the north and is close to Odong Neighborhood Park to the south, offering a pleasant natural environment. Within a 1-kilometer radius is Mia Sageori Station on Subway Line 4, and Changmun Girls' High School Station (tentative name) on the Dongbuk Line, scheduled to open in 2027, is located nearby, which is expected to further improve transportation when it opens. In addition, it has easy access to the Inner Ring Road and the Bukbu Expressway, enabling convenient travel not only throughout Seoul but anywhere in the greater metropolitan area, and Lotte Department Store Mia branch is located nearby.
Based on the excellent location conditions of the Mia 4-1 District, Lotte Engineering & Construction plans to create a residential complex that represents Gangbuk-gu. To that end, it proposed differentiated exterior designs such as a curtain-wall look and a signature gate.
The Mia 4-1 District dwellings reconstruction maintenance project was selected in 2021 as a candidate site for Seoul's expedited integrated planning. Through a 2024 notice of changes to the maintenance plan, the project's feasibility improved with an upgrade in zoning and adjustments to public contributions. Going forward, integrated deliberations and approvals such as project implementation authorization will proceed.
A Lotte Engineering & Construction official said, "We have incorporated Lotte Engineering & Construction's accumulated construction know-how into the Mia 4-1 District dwellings reconstruction maintenance project," adding, "We will complete a landmark complex for Gangbuk-gu and deliver innovative residential value."
