Guryong Village, known as the "last shantytown" in Seoul's Gangnam, will be reborn as a nature-friendly residential complex with 3,739 dwellings.

The Seoul Metropolitan Government said on the 11th that the 18th Urban Planning Committee, held on the 10th, conditionally approved the "Gaepo (Guryong Village) urban development project plan change and landscape review (proposal)."

Guryong Village, around 478 Yangjae-daero in Gangnam District, is an unauthorized shantytown formed as displaced residents moved in during the development of the Gangnam area in the 1970s and 1980s, including for the hosting of the Seoul Olympics. It was designated an urban development district in 2016 and a development plan was established, with Seoul Housing and Urban Development Corporation (SH) designated as the project implementer.

This change to the development plan reflects the winning entry selected through an architectural design competition for the apartment complex in April. The area for the apartment-site land was expanded from 90,705.0 square meters to 101,68.9 square meters, while the floor area ratio was adjusted upward from the existing 230–240% to 180–250%, and the maximum number of stories from the existing 20–25 to 25–30.

A total of 3,739 dwellings are slated for supply, including 1,691 units of long-term jeonse housing II (Mirinae House) for newlyweds, 1,107 units of integrated public rental housing for the resettlement of existing residents, and 941 for sale (219 public sale and 722 private sale).

To address the inconvenience of sloped terrain adjacent to forests, a three-dimensional pedestrian pathway will be created to improve residents' mobility. A neighborhood park of about 90,000 square meters will also be built to establish a green network linked with Guryong Mountain and Daemo Mountain, creating a nature-friendly residential complex where nature and the city coexist.

The project is proceeding with basic and detailed design, aiming to break ground on the apartment complex in the first half of 2027. The target for overall completion is 2029.
