Yeouido Gwangjang Apartments will be transformed into a residential complex with up to 49 floors and 1,314 units.
The Seoul Metropolitan Government said on the 9th that the 13th Urban Planning Committee's delegated subcommittee, held on the 8th, approved with amendments the decision plan for the reconstruction and improvement of Yeouido Gwangjang Apartments.
Gwangjang Apartments is an aging complex along Saetgang completed in 1978. The improvement plan includes upgrading the land-use zone from Category 3 general residential to general commercial. It also includes green space for consolidation with Saetgang, a small park along Yeouinaru-ro, social welfare facilities, and a Seoul public rental office facility that can be linked to office facilities around Yeouido Station.
The area around 26-21 Dorim-dong in Yeongdeungpo-gu will be transformed through public redevelopment into an apartment complex with up to 45 floors and 2,500 units (including 626 rental units). At the meeting the previous day, the designation of the maintenance zone and the decision plan for the housing maintenance-type public redevelopment project in the 26-21 Dorim-dong area were approved with amendments. The target site, located south of Yeongdeungpo Station, is a mix of old single-family and multi-family dwellings, and was selected as a public redevelopment candidate site in Aug. 2022, with the improvement plan now approved.
Applying the "2030 basic plan for urban residential environment maintenance," the land-use zone was upgraded from Category 2 general residential (seven floors or lower) to Category 3 general residential, and the floor area ratio was raised to 271%.
Sillim District 5 in Gwanak-gu (around 412 Sillim-dong) will be transformed through an accelerated integrated planning method into a residential complex with up to 34 floors and 3,973 units (including 624 rental units), harmonizing with Dorimcheon and Samseongsan. Along with the apartment complex, an internal ring road with a slope of 12 degrees or less will be built. The main access bridges, Munhwa Bridge and Sinbon Bridge, will be widened to improve traffic flow, and the pedestrian environment will also be improved.
The decision plan and district designation for the housing maintenance-type redevelopment project around 39-361 Yongdu-dong in Dongdaemun-gu were also approved with amendments. The Category 2 general residential zone was upgraded to Category 3 general residential, and the permissible floor area ratio was eased to 244%. It will be supplied with a maximum height of 42 floors (up to 130 meters) and a total of 695 units (including 146 rental units).
