Moa housing will be supplied to a total of about 8,000 dwellings across five areas, including Sadang-dong in Dongjak District, Euncheon-dong in Gwanak District, and Hapjeong-dong in Mapo District.
The Seoul Metropolitan Government said on the 5th that it held the 19th subcommittee meeting of the integrated deliberation on small-scale housing maintenance on the 4th and passed five Moa Town initiative management plans to improve aging low-rise residential areas.
The Moa Town initiative sites are: ▲ around 202-29 Sadang-dong, Dongjak District ▲ around 635-540 Euncheon-dong, Gwanak District ▲ around 938-5 Euncheon-dong, Gwanak District ▲ around 369 Hapjeong-dong, Mapo District ▲ around 113-2 Cheonho-dong, Gangdong District.
If the project moves forward, a total of 8,642 dwellings of Moa housing (including 1,856 rental dwellings) will be supplied in these areas.
Around 202-29 Sadang-dong, Dongjak District, the number of dwellings will increase from the existing 905 to 1,725 (including 236 rental dwellings) through this project. The complex will consist of four buildings with two basement levels and 26 above-ground floors, and more than 10% of all units will be created as rental dwellings. The floor area ratio will also be relaxed on the condition that maintenance infrastructure and shared-use facilities are installed.
Multiple open shared-use facilities will be arranged so that local residents can use them, and the width of sidewalks around schools will be expanded from the current 6 meters to 11 meters to create safe school routes.
In the two Moa Town initiative areas around 635-540 Euncheon-dong and 938-5 Euncheon-dong in Gwanak District, nine Moa housing sites will be pursued to supply a large complex of 4,870 dwellings (including 1,262 rental dwellings). Around 635-540, the number will increase from 2,239 to 2,507 dwellings, and around 938-5, from 1,742 to 2,363 dwellings.
The road width will be expanded from the existing 12 meters to 20 meters, and sidewalks totaling 6.5 meters in width—3.25 meters on each side—will be created to enhance safety. As the area is close to Sangdo Neighborhood Park and Guksabong, a nature-friendly, pleasant residential area is expected to emerge through road improvements and the expansion of basic infrastructure.
Around 369 Hapjeong-dong, Mapo District, four Moa housing sites will be pursued to supply a total of 1,076 households (including 125 rental dwellings), an increase of 207 from the existing 869 dwellings.
This area is a dense low-rise residential district, with 66.6% of buildings being old and 68.76% being semi-basement dwellings. The project area will see an upgrade in zoning (from Type 1/Type 2 residential, up to seven floors → Type 2 general residential), along with the expansion of maintenance infrastructure such as roads and public open spaces. As it lies within a historic and cultural environment protection zone adjacent to the Jeoldusan Martyrs' Shrine, mid- to high-rise apartment plans have become possible even in low-rise residential areas that could not be developed due to height restrictions. It is close to Hapjeong Station, and the Han River Park and the Culture Saebitsup are nearby.
Around 113-2 Cheonho-dong, Gangdong District, two Moa housing sites will be pursued to supply a total of 971 dwellings (including 233 rental dwellings), an increase of 568 from the existing 403 dwellings. Roads will be widened by 4 to 6 meters from current widths, and new sidewalks will be installed to create a safe and pleasant pedestrian environment. Leveraging its location near Cheonjung-ro, the area is expected to transform into a residential district that secures convenient urban living while harmonizing with the surrounding cityscape.
