Unranked subscriptions for three units of the 84-square-meter type at Cheongnyangni Station Lotte Castle SKY-L65 in Jeonnong-dong, Dongdaemun District, Seoul, will run for two days starting on the 1st. The market expects about 1 billion won in price gains, drawing attention.
According to the Korea Real Estate Board (REB) subscription website that day, the resupply consists of two 84-square-meter A-type units and one 84-square-meter D-type unit at Cheongnyangni Station Lotte Castle SKY-L65, whose contracts were canceled due to illegal acts. The subscription schedule will proceed with special supply on the 1st and first-priority subscriptions on the 2nd.
The sale price is 1.0412 billion won for the 84-square-meter A type and 1.0564 billion won for the 84-square-meter D type. The winners must pay a 10% deposit from the 15th to the 22nd, and 60% of the interim payment on Jan. 12 next year. The remaining 30% is due on Feb. 9 of the same year.
Unranked subscriptions, which take applications for units left without owners due to contract withdrawals or ineligibility after general-sale contracts and select winners by random draw, do not require a subscription savings account and select winners 100% by lottery, so they are also called "juppjup."
Considering that an 84-square-meter unit in this complex sold for up to 1.95 billion won last month, analysis suggests a windfall of close to 1 billion won if selected. In particular, more than three years have passed since the initial announcement of winners (Aug. 2, 2019), so there are no resale restrictions, and the residency requirement was also avoided.
In addition, the complex is a mixed-use residential and commercial development in a commercial zone, and the 84-square-meter units offered in the unranked subscription this time are not subject to the land transaction permit zone restriction. This is because they do not exceed the 15-square-meter land equity threshold per unit for applying the mixed-use apartment permit-zone rule (6 square meters for standard apartments).
Any member of a housing household without a home who lives in Seoul may apply even without a subscription savings account. The winners will be announced on the 5th of next month. A 10-year restriction on winning again applies.
