The Mia 2 redevelopment promotion zone (Mia 2 zone) redevelopment project in Seoul, which was designated as a maintenance zone in 2010 but delayed for 15 years, will resume. By raising the floor area ratio to improve profitability, the plan calls for buildings up to 45 stories and the supply of more than 4,000 households.
The Seoul Metropolitan Government said on the 28th that it held the 9th Urban Redevelopment Committee meeting and approved with modifications the "Mia 2 zone redevelopment promotion plan change and landscape review (draft)."
The Mia 2 zone is the largest area in Mia New Town, a redevelopment area in Gangbuk. It spans 179,566 square meters around 403 Mia-dong, Gangbuk District.
It is in the station influence area of Mia Sageori Station and Samyang Sageori Station. Although it was designated as a maintenance zone in 2010, the project did not proceed for a long time for reasons such as failure to obtain approval for the project implementation plan.
However, in July, when the Seoul Metropolitan Government designated the Mia 2 zone as the first target site of Deregulation Plan No. 36 (relaxation of floor area ratio, public contributions, and residential ratio for redevelopment promotion projects), the project got on track. Deregulation No. 36 includes a plan that, for the first time in 20 years, significantly improves the standard floor area ratio from 20% to up to 30%. The legal maximum floor area ratio was also expanded from the existing 1.0 times to 1.2 times.
With this decision, the Mia 2 zone, a target site of Deregulation Plan No. 36, saw its floor area ratio increase from 260% to 310% due to an upgrade in zoning use. The development plan was also expanded from up to 45 stories and 3,519 households in multifamily housing to 4,003 households. It also includes 709 rental units such as Mirinae House.
Among the contributed acceptance facilities, the social welfare facility and the neighborhood resident center were integrated into a combined government office building. The city also plans the Seoul Citizen College to strengthen its role as a cultural hub.
Choi Jin-seok, head of housing at the Seoul Metropolitan Government, said, "Including the Mia 2 zone, we will spare no administrative support so that residents in the Mia redevelopment promotion district, where old housing is concentrated, can enjoy a more pleasant residential environment and high-quality dwellings can be supplied quickly."
