Hyundai Engineering said on the 27th that it is selling Hyundai Terratower Sema Station, which is being developed as a Knowledge Industry Complex in the station area of Sema Station on Subway Line No. 1 in Segyo 1 District, Osan.
Hyundai Terratower Sema Station is located at 592-9, Segyo-dong, Osan, Gyeonggi (Block 7, self-sufficient facilities site, Segyo 1 District), with three basement levels and 13 above-ground floors and a total floor area of about 115,000㎡, and consists of 599 units of manufacturing-type and research/office-type Knowledge Industry Complex spaces and 46 commercial units.
By product type, manufacturing-type office facilities account for the largest share with 460 units. The research-type Knowledge Industry Complex consists of 45 units, and the office-type Knowledge Industry Complex consists of 94 units.
As a Knowledge Industry Complex, Hyundai Terratower Sema Station offers excellent transportation convenience. In addition to its station-area location within walking distance of Sema Station on Subway Line No. 1, it also features a dense road network with National Route No. 1 and the Second Capital Area Ring Expressway Bukosan IC nearby.
Nearby are the GTX-A line (Dongtan Station) and the GTX-C line (Suwon Station, Osan Station, slated to open in 2028). The complex incorporates the characteristics of manufacturing-type Knowledge Industry Complex facilities, which are scarce in the area, along with various specialized designs that enhance work efficiency. It will apply a layout optimized for logistics movement. By introducing a drive-in and door-to-door system (except for some units) and two 5-ton (T) freight elevators, it improves convenience for vehicle movement and loading and unloading.
A wide ramp width and high-load floor design further strengthen the convenience and safety of logistics vehicle movement. The interior design expands space utilization with a high floor-to-ceiling height of up to 6.5 meters (5.4 meters on standard floors) and balcony service (except for some units).
