The Seoul city government finalized implementation plans for seven Moa Housing areas to improve aging low-rise residential districts and will supply a total of 3,867 dwellings.
The Seoul city government said on the 18th that at the 17th integrated review committee for small-scale housing maintenance on the 17th, it passed seven items including "Moa Housing in the area of 1005, Siheung 3-dong, Geumcheon District."
The approved items are: ▲ Moa Housing in the area of 1005, Siheung 3-dong, Geumcheon District ▲ Moa Housing in the area of 458-2, Beon-dong, Gangbuk District ▲ Moa Housing in the area of 471-118, Beon-dong, Gangbuk District ▲ Moa Housing in the area of 329-38, Junghwa-dong, Jungnang District ▲ Moa Housing in the area of 329-28, Junghwa-dong, Jungnang District ▲ Moa Housing in the area of 327-1, Junghwa-dong, Jungnang District ▲ Moa Housing in the area of 317-64, Junghwa-dong, Jungnang District. When the projects proceed, a total of 3,871 Moa Housing dwellings (including 814 rental units) are expected to be supplied.
The area around 1005, Siheung 3-dong, Geumcheon District plans to supply a total of 473 multifamily dwellings (including 95 rental units) across seven buildings. Easing of the floor area ratio due to the construction of rental dwellings accounting for at least 20% of the total households improved business feasibility.
This hilly area, where redevelopment had been difficult due to a concentration of aging buildings, passed the review this time, enabling simultaneous development with the adjacent Moa Housing (area around 943, Siheung-dong, Geumcheon District).
To allow views of Hoam Mountain, space is arranged in an east-west orientation and an arched skyline is planned. An eco-friendly, facade-specialized design is also applied by using open balconies and solar panels (BIPV). In addition, neighborhood living facilities and an open shared-use facility (study cafe) are planned along Siheung-daero 36-gil.
In Beon-dong Area 2 of Gangbuk District (around 454, Beon-dong), the promotion of two Moa Housing sites will supply a total of 1,099 dwellings (including 266 rental units), an increase of 256 from the existing 843 households.
The Moa Housing in the areas of 458-2 and 471-118, Beon-dong, will proceed with 12 buildings, three basement levels and 29 above-ground floors. The "criteria for establishing Moa Housing project implementation plans" were applied, including easing of the floor area ratio due to construction of rental dwellings of at least 10% of the total households, installation of maintenance infrastructure and shared-use facilities, and the application of excellent-design multifamily housing.
Four Moa Housing projects in the area of 329-38, Junghwa-dong, Jungnang District passed simultaneously. A total of 2,295 dwellings (including 453 rental units) are expected to be supplied. The target sites are close to Junghwa Station on Subway Line 7 and near the Jungnang Stream, making them areas with excellent transportation and natural environment, but the concentration of aging buildings had led to poor residential conditions.
The Moa Housing in the area of 329-38, Junghwa-dong, will supply 559 multifamily dwellings (including 106 rental units) with six buildings, three basement levels and 35 above-ground floors. A 3–5-meter sidewalk utilizing the building setback line will be created to separate vehicles and pedestrians and improve traffic and pedestrian systems. A children's park will be installed in the low-rise residential area.
The Moa Housing in the area of 329-28, Junghwa-dong (Zone 2-2), is planned to supply 557 multifamily dwellings (including 110 rental units) with six buildings, three basement levels and 35 above-ground floors.
The Moa Housing in the area of 327-1, Junghwa-dong (Zone 2-3), will supply 644 dwellings (including 145 rental units) with seven buildings, three basement levels and 35 above-ground floors. A community street linked to the Taereung Market specialized street and a resting space facing Jungnangcheon-ro will be created.
The Moa Housing in the area of 317-64, Junghwa-dong (Zone 2-5), will supply 535 multifamily dwellings (including 92 rental units) with eight buildings, three basement levels and 29 above-ground floors. Open shared-use facilities (such as a public senior center) and neighborhood living facilities along the community street facing Zones 2-2, 2-3 and 2-5 will be additionally installed and expanded.
